Purpose
This study aims to analyze the variables that affect residential real estate demand by millennials based on hedonic demand functions.
Design/methodology/approach
The method of analysis in this study is robust regression ordinary least square using cross-sectional data from Indonesian Family Survey Wave 5 (IFLS-5) with a sample of 1.672 households of male married millennials.
Findings
The aspect of millennial generation characteristics is significant on the variables of income, number of dependents, education level and presence of millennial generation in urban and rural areas. While the variable of age of the millennial generation does not significantly influence expenditure for residential real estate. All aspects of the millennial generation’s spending behavior consisting of spending on food consumption, education, health, telephone and internet, transportation, recreation and the variable of the presence of urban and rural millennial generations significantly affect the spending of the millennial generation for residential real estate with the assumption of ceteris paribus.
Research limitations/implications
The implication of this study brings together the characteristics of the millennial generation with the aspect of behavior to expenditure for residential real estate assets relevant to the needs of the housing microfinance market.
Practical implications
In this study, it was found that the character and behavior of the millennial generation towards spending on residential real estate can be factors in determining policies by both the government and financial institutions that will serve the millennial generation through housing microfinance.
Social implications
This implication study, it was found that the needs and behavior of the millennial generation towards the demand for housing microfinance principles according to their character and behavior.
Originality/value
The difference between the results of this study and previous studies is possible because previous studies did not differentiate the unit of analysis for the millennial generation.
The competitiveness of Indonesian product is low due to high logistics cost. The other emerging problem related to logistic is delivery time. Those are affected by conventional logistics facilities such as port and connectivity that relating between production center and consumption center. Textile Industry is national priority industry which is prospecting to develop. The aims of this study are (1) Knowing SME garment profile, (2) Identifying logistics cost (3) Identifying logistics activities (4) Knowing the barier factors on supply chain (5) Defining the strategy to increase supply chain performance of SME's Garment. This study was undertaken to SME garment in Bandung City, Bandung Regency and Cimahi City. The number of sample are 72 respondent. The results of this study are (1) The logistics cost is in range 22%-32%, (2) The highest cost are warehousing cost included rent cost, security and logging service, (3) The barier factors are raw material availability, human resources restriction, expensive transportasion cost, road damaged and traffic jam. Recommendation to reduce logistics cost are (1) Providing cheap warehousing and transportation facilities, (2) Providing logistics services for SME garment industry (3) Improving infrastructure and connectivity by local government (4) Improving on planning activities to determine target and supplier management.
This paper aims to analyze the cycle time of the assembly line of one of the weapons products at PT. Pindad (Persero) and to explore the effective methods to improve its performance. The method used is a quantitative analysis of assembly data involving 155 components and 56 tasks distributed over 43 work stations, accompanied by document analysis, especially on scientific literature, to elaborate various appropriate methods to become solutions to the problems encountered. The results show that almost all workstations had a cycle time greater than the takt time. It is also known that there is an imbalance of existing workstations, with the lightest workload lasting 67 seconds while the largest workload lasting 253 seconds. The results of the elaboration of the literature show that several potential methods can provide solutions to the problems encountered by considering the characteristics of the assembly line with a straight-line configuration. This study contributes to the literature by analyzing cycle times and assembly line balances in the defense industry relatively rarely studied in Indonesia.
