Indonesia is the largest Muslim country in the world. In this country the development of shari'a housing is rapidly increasing, this is due to the demand for the shari'a housing market. To meet the needs of consumers having a house with an ideal Islamic residential concept, some criteria can be applied in developing shari'a housing. Many developers have raised the concept of Islamic housing as a branding of developed housing products, but many housings with that concept have not met all the ideal criteria of the concept of Islamic housing. The ideal Islamic residential concept must meet the ideal criteria including there are two entrances, the separation between the service room and the main room, the separation between the family room and living room for the privacy of the occupants, there are parks and open spaces on the residential lots, there are Islamic-style ornaments or plants, there are shading devices, there are ornaments on the main entrance which are the focal points of the entrance design, natural light and ventilation must be able to reach the entire space, carry the concept of climate response, and meet all applicable housing standards. Based on the evaluation results according to investors and in-depth analysis qualitatively and quantitatively about the application of the concept of Islamic housing in the sharia housing case study shows that in the case of Medina Residence 1 it is sufficiently representative to show the application of the ideal Islamic residential concept criteria. Medina Residence 1 received an evaluation response with an average mean score of 5.381on a scale of 6 or it can be said that 89.68% of the criteria for the concept of Islamic housing have been applied well.

ABSTRAKSalah satu fenomena kelompok yang sedang meresahkan masyarakat Jawa Barat umumnya dan khususnya masyarakat Kabupaten Garut akhir-akhir ini adalah kelompok geng motor. Bahwa perilaku kekerasan yang dilakukan oleh geng motor dikarenakan beberapa faktor yaitu faktor internal yang berasal dari dalam diri si pelaku, misalnya peran keluarga tidak berjalan semestinya dan faktor eksternal yang berasal dari luar diri si pelaku, misalnya pergaulan tempat dimana mereka sering berkumpul dan berkelompok. Untuk itu Kepolisian Resort Garut melakukan upaya-upaya untuk menanggulangi aksi kekerasan yang dilakukan oleh geng motor yang ditempuh dengan tiga cara, yaitu secara preemtif, preventif, dan represif. Upaya preemtif dilakukan dengan membina para anggota geng motor yang kemudian mebuat pernyataan untuk membubarkan diri dari kelompok geng motor, upaya preventif dilakukan dengan cara memberikan penyuluhan hukum kepeda masyarakat dan pelajar SMP dan SMA di Kabupaten Garut dan disamping menyampaikan himbauan-himbauan atau pesan-pesan. Agar tidak terlibat terhadap segala aktifitas kegiatan yang berkaitan dengan berandalan motor baik dengan media indoor, media outdoor, maupun disampaikan secaralangsung, sedangkan upaya represif ditempuh dengan di jalankannya Oprasi street Crime berupa razia-razia serta penindakan secara hukum terhadap aksi-aksi kekerasan yang dilakukan oleh geng motor. Oprasi street Crime di Polres Garut masih berlangsung sampai sekarang. The ideal Islamic housing concept should implement Islamic values holistically in the sharia housing project. The development process of sharia housing looks at housing as not merely a product but also implements shari'ah marketing methods and opens up opportunities for sharia investment in housing finance. Sharia housing with an ideal Islamic housing concept accommodates sharia values in various stages of development, starting from the initial idea formation, feasibility studies, planning and design, funding schemes, employment contracts, marketing selling and buying methods, to estate management. In housing development, the role of investors is important to control the quality of a product that is being developed. A case study strategy was used, with descriptive statistical analysis in evaluating the development process of the Islamic housing concept. Medina Residence 1 was taken as the case study based on their promotion in which they applied the Islamic housing concept in the development process. The evaluation result of the application Islamic housing concept in the development process at Medina Residence 1, shows that the Islamic housing concept has been applied and received a very satisfying response from investors. Therefore, sharia housing developers need to pay attention to it to implement Islamic value in housing development holistically.

In the last two decades of the 21st-century residential real estate development in the municipality of Malang has increased rapidly. The urban fringe has chosen for the development location because of the availability of vacant land, and the situation in this area is not too crowded. The lower land value makes the urban fringe feasible to be developed as a residential real estate area. Tunggulwulung is one of the urban fringes in the Lowokwaru sub-district, and this location is not too far from Lowokwaru downtown. This area is strategic for the development of residential areas. To find out the pattern and characteristics of the real estate residential development process, we need a morphological study. The periodization of morphological study limitations on this study is from 2003 to 2019. Through this research, we will know the trend and culture of real estate development in the urban fringe, especially at Tunggulwulung urban village. From the study, we know that the new residential real estate development in this location increased significantly in 2006-2011. The pattern trend of the residential form is linear and compact forms, and the shape is square, rectangular-shape, fanshaped, and unpatterned shapes. The largest residential real estate that had been developed was Permata Jingga. Furthermore, the new formal settlement has developed on several intercity roads. The most rapidly developed area in this location is in the southeastern region, and it caused by near distance from the central business area, it is the urban culture of the metropolitan city in Indonesia that new residential area was developed at near the downtown and intercity roads. The increasing value of residential real estate land areas between 2003 until 2019 was 112.8%. Today, 52.3% of the total area in Tunggulwung urban village was developed as a residential area.
