Abstract-Shelter is a fundamental human need. Housing plays an important role in people's wellbeing, contributing to the physical and mental health, education, employment and security outcomes for individuals. Still, to date the major challenge is housing issue particularly on the establishment of adequate affordable livable home standards for the nation; and failure to achieve that will lead to a housing stress. For that reason, this study presents a research on issues related to affordable housing among middle-income groups. It examines on how certain issues of housing affordability affect societal well being. The purpose is to present an overview of affordable housing problem and to set out a series of options that should be considered as part of a comprehensive "way in managing these issues". Data was gathered from fifty respondents, using "housing issues questionnaires". The accumulated data were then analyzed; descriptive statistics were used to interpret these issues. The findings indicated that three main housing issues faced by middle-income groups are housing price, housing loan and housing schemes' policy. Hence, it is highly advisable to address these issues to ensure the vast majority of the population are affordable to own livable property and directly may enhance the quality of life in Malaysia.Index Terms-Affordable housing, housing among middle-income group, housing issues, housing policy.
Fundamentally, an effective management of properties has been established as a healthy way of increasing the value and benefits of real estate. The sources of awqaf (waqf) are quite rich. However, the issues of the sustainability of valuable waqf properties have not yet been explored especially with regards to sustaining and enhancing the value through sound principles of property management. Thus, this paper presents a literature review concerning the factors contributing to inefficient management and maintenance of waqf properties globally with a particular focus on Malaysia. From the findings, they have five factors identified that consist of; insufficient fund, lack of best performance by waqf manager, unregistered of waqf land under SIRC, out-dated data and confiscation of ownership rights by heirs from SIRC. Yet, due to the lack of study in the area of the maintenance function of waqf properties, it strongly suggested that there is a need to fill the gap in the body of knowledge of which both; management and maintenance function (operational management) shall take into account in waqf management practice as well. This is very important to achieve sustainability of valuable waqf properties by providing a continuous stream of income through effective and efficient of the waqf management system.
Sustainable livable housing is pre-condition for healthy living, improve quality of life and critical to economic and social survival. It also encompasses various aspects that predominantly depend on economic, social, cultural and environmental (ESCE) conditions within the locality. To this end, this paper seeks to explore, classify and assess the sustainable livable housing attributes from the existing literatures through content analysis. A review of literature revealed a total of ninety two (92) constructs, which were further grouped nine (9) livable housing-related attributes groups. Well-structured questionnaires were administered to residents of traditional urban areas (TUA) of Iwo Osun State, Nigeria with ninety two (92) constructs on Likert scale. Data were analyzed using descriptive statistic and relative importance index (RII). Out of (92) constructs from nine (9) livable housing-related attributes groups, the results identified seventy eight (78) important attributes (i.e. 35 most important and 43 important) across groups and construct that TUA residents found important. Over RII was 0.409 for overall assessment of sustainable livable housing condition by TUA residents indicating that TUA residents are dissatisfied with their current housing conditions.
