Presently, the refurbishment approach becomes favourable as it creates opportunities to incorporate sustainable value with other building improvement. In this regard, this approach needs to be implemented due to the issues on overwhelming ratio of existing building to new construction, which also can contribute to the environmental problem. Refurbishment principles imply to minimize the environmental impact and upgrading the performance of an existing building to meet new requirements. In theoretically, building project's performance has a direct bearing on related to its potential for project success. However, in refurbishment building projects, the criteria for measure are become wider because the projects are a complex and multi-dimensional which encompassing many factors which reflect to the nature of works. Therefore, this impetus could be achieve by examine the direct empirical relationship between critical success factors (CSFs) and complexity factors (CFs) during managing the project in relation to delivering success on project performance. The research findings will be expected as the basis of future research in establish appropriate framework that provides information on managing refurbishment building projects and enhancing the project management competency for a better-built environment.
Abstract. Effectiveness of management in maintenance aspect holds the key element in influencing the performance of overall maintenance management. Similarly, public hospital building needs an effective maintenance management as this type of building in nature is one of the most complex issues in the field of maintenance. Improper building maintenance management adopted by the organization significantly will interrupt the overall operation of the building. Therefore, this paper is aim to identifying the key performance indicator (KPI) of effectiveness of maintenance management for the public hospital building. A total of 32 set of questionnaires were distributed to the maintenance manager for each hospital in the northern region of peninsular Malaysia by using selfadministration strategy. The survey answer was analyzed by performing descriptive analysis in SPSS. Overall, the result of descriptive analysis shows that all the ten factors of effectiveness of maintenance management are accepted as KPI since the mean value is at least 3.93 which classified as important and significant. The most significant factor of effectiveness of maintenance management is task planning and scheduling with the mean score of 4.35. While less significant factor is identify as maintenance approach with the value of mean score is 3.93. The both results indicates that the management need to have well-structured planning for the maintenance works and also need to embrace the exact strategy of maintenance approach in order to achieved better overall performance of maintenance management. This study may draw a standard practice for the government in assessing the performance of public facilities in terms of maintenance management.
This study aims to investigate the response from selected potential buyers on the marketing communication channel by using the application of virtual reality (VR) in new housing schemes. The objective of this study is to test the hypothesis relating to the channel attributes and potential buyers' purchase intentions through a within-subject design with 100 prospective house buyers. Data were analysed using correlation analysis in IBM SPSS software. It was found that the channel attributes are related to the house purchase intention as indicated by correlation values of 0.793, which indicates strong correlations. As the study uses a quantitative survey method, the data obtained may not be as precise as data obtained using a qualitative research method. Respondents can only select a few options, making it harder for them to express their true opinions. As a contribution to the housing industry, this study emphasizes the importance of VR house models in marketing communication by providing useful empirical results and recommendations based on the research results. The study integrates the current knowledge derived from the research conceptual framework to develop a smart real estate marketing strategy using VR.
The importance of the facility maintenance management in the public hospital building has increased rapidly as many organisations aim to become world class. Maintenance management in hospital buildings recognized as a part of sustainability aspects in reaching optimum performances during at peak efficiency. Maintenance problem not only burden government and consumer but it also gives negative perception among foreigner that are made up investors and tourist from overseas, towards public of maintenance culture in this country. Therefore, aim of this study is to determine the key performance indicator (KPI) to seek the best strategy in maintenance management. A total of 32 questionnaires were distributed to maintenance manager. This survey covered 32 public hospitals including public hospitals in Northern region of Peninsular Malaysia. Majority of the respondent agrees that all the elements stated as a key performance indicators to maintenance management effectiveness. Ten factors were categorized as a key performance indicator to measure the effectiveness of maintenance management in the public hospital building. Result shows that monitoring and supervision, task planning and scheduling and computerized maintenance management system (CMMS) as a strong factors thus prove that maintenance manager as an important person and responsible to ensure the maintenance services operate with optimum performances. On the other hand, human resource management plays an important role to assist the maintenance team to achieving the objective and policy. Therefore, this discovery can evaluate implementation policy to increase further effectiveness of maintenance management level to any public hospital building.
