Previous studies on house prices tend to focus on parameters such as location, size and view. Such studies ignored the influence of environmental aesthetics on house prices. Considering the scientific evidence that showed a significant effect of environmental aesthetic on people's environmental preference and behaviour, this study aims to investigate the influence of environmental aesthetic on estimated house prices. Twelve computer-simulated residential environments were created. Computer-simulated images vary on three categories to manipulate complexity and coherence along a street: (1) building location (attached, detached and both), (2) building height (same and different) and (3) building setback (same and different). Forty-seven university students viewed the computer-simulated environments and answered questions to evaluate aesthetic and economic values of each street. For the aesthetic value, participants evaluated the extent to which the environment is arousing, pleasant, exciting, relaxing, complex, coherent and safe. For the economic value, participants estimated market price (for sale and for rent) of a specific apartment on a computer simulation of a residential street. Results showed that estimated sale price was influenced by excitement, coherence and pleasantness; estimated rental price was influenced by complexity, arousal, coherence and pleasantness. This study aimed to pave the way for such studies by introducing an inspiring methodology and highlighting the importance of environmental aesthetics on house prices. Moreover, the findings have applied value for planners, urban designers and real estate agents.
Öz: Neoliberal ekonomi ile hız kazanan özelleştirme süreci kentsel mekanın yönetimi üzerinde etkili olmuş ve özellikle kamusal mekanlar metalaştırılmıştır. Bu durum kamusal mekanlar içerisinde kentlerin yeşil dokusunu oluşturan parkların sahipliğinin el değiştirmesine ve yönetim şeklinin değişmesine neden olmuştur. Kamusal mekana yapılan müdahaleler ve yönetim şeklinin değişmesi literatürde oldukça tartışılmış ve çeşitli gerekçeler ile bu sürece destek veren veya eleştiren araştırmacılar yapılmıştır. Bu çalışmanın amacı, kamusal mekanın özelleştirilmesi konusunda en fazla öne çıkan ve tartışılan örnek olan Bryant Park-New York örneğinin özelleştirme sürecini ortaya koymak ve Türkiye Cumhuriyeti'nin en eski kamusal mekanlarından olan Maçka Demokrasi Parkı'nın özelleştirme süreci ile karşılaştırmaktır. Böylece, kamusal mekanlardaki özelleştirme sürecinin gelecek yıllardaki mekânsal etkilerinin öngörülmesi hedeflenmektedir.
The arrangements taken to combat the COVID-19 pandemic not only cause limitations on children's open space interaction but also increase the lack of physical activity in children, which is already a major public health problem. While it is argued that open space restrictions cause a lack of physical activity in the current situation, it should be taken into account that the health safety perception on the neighborhood or urban areas in the future may also be effective in the physical activity place preferences of children. This study aimed to determine the changes in the places where children do physical activity before and after the pandemic period and to determine whether a pandemic-based health safety perception on the neighborhood is formed through these changes. In this study, an online survey was conducted with 1559 parents with children who were educated in 27 public primary schools in Karşıyaka province during the pandemic period. Results clued in the changes in physical activity place compared to before pandemic, and these changes develop a health safety perception over the cleanliness criteria of the physical activity places.
