Abstract. There has been an increasing concern on the development of alternative approaches to overcome the problems and deficiencies that occur during the application of real-estate valuation methods. This study was established to investigate the usability of the expert knowledge based fuzzy logic methodology in determining real-estates values. In addition, valuation with the Adaptive Neuro-Fuzzy Inference System (ANFIS) method provided model comparison. Samples were administered a questionnaire for the parameters planned for these models regarding the parameters that affect real estate values. To make value estimations for the Fuzzy Inference System (FIS) model by using the parameters obtained from the questionnaire analyses, the criteria that produced the best results were acquired from the various criteria alternatives. An algorithm was created and the valuation process for real estate was performed using the FIS in Konya/Turkey. As a result of poll studies the area, age, floor conditions, physical properties and location of the real-estate property were considered as the input variables and the market value as the output variable. The memberships were established with poll analysis and were rule based on expert knowledge. The model structure was formed by using the Mamdani structure in the MATLAB fuzzy toolbox. Model prediction performance was evaluated statistically with the Mean Absolute Percentage Error (MAPE) and a high accuracy of the model results to the market values indicated the reliability of the established model for residential real-estate valuation.
Taşınmaz değerleme, taşınmazların sahip olduğu özelliklerin ekonomik gelişmeler karşısında analiz edilerek, piyasa koşullarındaki değişim değerinin bulunması işlemidir. Taşınmaz değerlerinin belirlenmesi ve belirlenen değerlerin taşınmazlarla ilgili işlemlere konu olması gelişmişlik göstergelerinden biridir. Şuan için ülkemizde taşınmaz değerinin belirlenmesinde kesin modellerden söz etmek mümkün değildir. Değerin belirlenmesinde, kullanılan yöntemlerde ideal yönteme ulaşmak için halen çalışmalar devam etmektedir. Bu çalışmada taşınmaz değerlerinin tespiti için model araştırması yapılmıştır. Elde edilen veriler yardımı ile Yapay Sinir Ağları ve Bulanık Mantık yöntemi ile modeller oluşturulmuş, oluşturulan modeller yardımı ile bulunan değerler karşılaştırılmıştır. Yapay Sinir Ağları ile hesaplamada Ortalama Yaklaşıklık : % 88.13, Bulanık Mantıkta ile hesaplamada Ortalama Yaklaşıklık : % 84.39 bulunmuştur.

Managing complex data and obtaining accurate results from the analysis are essential functions of GIS. It is also efficiently used in highway designing both in project and application phases. This study proposes a new calculation method of slope angles to determine the suitable slope modal of a road by using topographic and geological datasets in a GIS environment. Using this method in the preparation phase of the project enables a more accurate calculation of earthwork volume. The proposed method was applied to a highway to prove this idea. The selected road is a significant tertiary of which project was completed by the Turkish General Directorate of Highways. In this study, the calculated values of the project were considered as references. Comparing both results obtained from the proposed method and application project, the accuracy of the slope modal of the proposed method is 71%, and the accuracy of its earthwork volume is 99%. The proposed approach will enable project managers and designers to determine more reliable earthwork volume during project feasibility studies without any application in the field.
In this study, Konya province was chosen as the location with its 31 district border. Among the environmental factors of soil-water-air pollution, which is epidemiologically accepted as one of the causes of respiratory system cancer, soil pollution was evaluated and its relationship with the disease was investigated. The relationship between space and disease was analyzed on thematic maps created with Geographic Information Systems (GIS) software. GIS is an advanced technology that enables to match information with space, to visualize and keep information up to date.Soil pollution is defined by the Nickel values found in the soil. Disease data were obtained from the address data of the patients who were included in the respiratory system (Lung, Larynx, Nasopharynx) of cancer patients diagnosed between 2005 and 2009, obtained from the Konya Provincial Health Directorate.Of the 1302 cases registered in 31 districts, 84.18% were male cancer cases and 15.82% were female cancer cases. When the average age is examined, it is understood that the disease often progresses between the ages of 60-69. In the western and southwestern parts of the province, it was observed that respiratory system cancers overlapped with high pollution points. In this study, the effect of the living area on respiratory system cancers was confirmed, and the importance of improving regional characteristics was emphasized.
