For modern office buildings, most of them are called intelligent/smart buildings, it is required to be equipped with precise, flexible and reliable Building Management Systems (BMSS) to improve the comfortableness and safetiness for the occupants.Therefore, for BMSs, it is getting important to achieve the quick and accurate response under the given conditions, however, actually we are faced with some cases which s h o w g r e a t d i f e e r e n c e b e t w e e n t h e s p e c i f i c a t i o n s a n d t h e m e a s u r e d characteristics of the completed system.The larger buildings are and the more complicated the BMSs are, the more important to evaluate and/or estimate the response time and response characteristics of the BMSs is.The need of a simulator which evaluates the response time and characteristics of a BMS. utilizing the data generally obtained is proposed. Then, in this paper, an outline of the simulator is shown and the similarity of the simulated values and the measured values of BMSs which were actually installed and the effectiveness of the simulator is discussed.
