Abstract-Flooding as a result of global climate change that hit several areas in Jakarta, Indonesia, in particular the area around the river banks and reservoirs cause suffering to the residents who are generally poor segments of society. Relocation is one solution. However, the limited land in urban areas, forcing them to move to a vertical housing. Changes in psychology, social, economic and cultural as a result of this relocation need proper handling. Therefore the determinant factor that affects the success of the relocation is important to note. This study is expected to know the opinion of the inhabitants of the vertical housing. The data used in this study is primary data and secondary data. Primary data were collected through questionnaires distributed to the inhabitants of the banks of the Ciliwung River residents in Kampung Pulo, while the secondary data obtained from the study documentation and interviews in Jakarta Provincial Office and Residents Association office in Kampung Pulo. The results of the study showed that location, environmental factor, and rental price, affect the considerations to stay in the flat. Partial test showed that the proximity of work is the most influential factor. Flat located near KampungPulo is the top choice of respondents. Expected rents are less than four hundred thousand rupiah ($40) per month and the number of desired floor flats ranging between five to eight floors.
Abstract-Urbanization is not limited to people who earn enough, but also encourage the community under the less educated and skilled to move and settle in Jakarta. These were the ones who often later created his own living environment in the wild, illegal, unhealthy, dense and seedy. It is the government's duty and responsibility to regulate the housing environment in order to fulfill citizens' welfare. Problems arise when the ability of the government budget is not enough to finance the improvement of slum areas. For those reasons, the government should invite other parties to jointly improve the neighborhoods in question. Facts have shown that during this time, the cooperation between the government and the private sector has always failed to transform the slum. This paper will explore the factors causing the failure of which is then used as a key success factor of public-private partnerships for urban renewal in Jakarta.Index Terms-Public private partnership, urban renewal.
Abstract-In the construction industry in Indonesia, building contractors are very much depend on mandor. The mandor is a person who also has capability to hire people to work together for a certain time, certain location and certain purpose at construction project. Mandor is not quite the same as foreman. In line with construction activities growth in urban area, demand for qualified building contractor is necessity. Building contractor is a company which has a contract to develop a building construction. Collaboration of best contractor and best mandor is the answer. The question is how to make the best mandor and best contractor.
