Abstract. The property appraisal is of great importance for one country and its economy. Nowadays, successful land management system could not be imagined without the subsystem related to market economy. Having the information about land and its values offer broad possibilities for market economy and strongly influence development of the real estate market. Special attention should be paid to the mass appraisal methods and its use in developing the tax system and framework for appropriate property appraisal system. Multiple regression analysis is just one of the methods used for this purpose and this article is focused to its characteristics and advantages in mass appraisal system development.

Procena vrednosti nepokretnosti ima veliki značaj za zemlju i njenu ekonomiju. Danas, savremeni sistemi za upravljanje nepokretnostima se ne mogu zamisliti bez podsistema povezanih sa tržišnom ekonomijom. Posedovanje informacije o zemljištu i njegovoj vrednosti nudi široke mogućnosti za tržišnu privredu i ima veliki uticaj na razvoj tržišta nepokretnosti. Posebnu pažnju treba posvetiti metodama masovne procene vrednosti nepokretnosti i njihovom upotrebom u razvoju poreskog sistema i okvira za odgovarajući system za procenu vrednosti nepokretnosti. Višestruka regresiona analiza je samo jedna od metoda koja se koristi za ovu svrhu i ovaj rad se fokusira na njene karakteristike i prednosti u razvoju sistema za masovu procenu vrednosti nepokretnosti.
An designed monitoring system was used in this paper to monitor the typical landslide in Zhenjiang area. The process of landslide about accumulative displacement, deformation rate and acceleration has been analyzed. The process of landslide was divided into three phases including an initial deformation phase, a uniform deformation phase and an accelerated deformation phase. The numerical simulation results show that the destructive model of landslide is creeping-tension cracking. Special topography provides a good free face for landslide. Moreover, under the influence of water cycles, the mechanical strength of the silty clay decreases affecting the slope stability. After rainfall infiltration, the transient saturation region is formed, resulting in the decreasing of effective stress, and producing the hydrostatic pressure and dynamic pressure which point to the free face. Therefore, the sliding force increases and the resistance force decreases.
