Quantity Take-Off merupakan salah satu upaya dari kontraktor dengan melakukan perhitungan volume, yang nantinya akan digunakan sebagai bahan untuk menyusun BQ dalam tender dan nantinya juga dijadikan bahan untuk melakukan procurement. Oleh sebab kontraktor yang dapat melakukan quantity take-off dengan akurat akan mendapatkan beberapa keuntungan seperti pengefisiensian material yang datang karena sesuai dengan aktual. Autodesk Revit merupakan sebuah tools atau aplikasi yang berbasis Building Information Modeling (BIM) yang mampu melakukan quantity take-off. Dalam penelitian ini akan dibahas bagaimana kelebihan dan kelemahan dari Autodek Revit dalam melakukan quantity take-off pada volume beton, bila dibandingkan dengan metode yang selama ini dipakai, yaitu menghitung volume dengan menggunakan gambar dari Autocad dan dengan bantuan Microsoft Excel. Hasil dari penelitian ini menunjukkan bahwa Autodesk Revit dapat melakukan quantity take-off dengan baik dan memiliki beberapa kelebihan seperti, memiliki efisiensi terhadap waktu karena dapat menghitung volume dengan lebih cepat dibandingkan dengan metode sebelumnya, apalagi bila terdapat perubahan desain. Akan tetapi dalam membuat permodelan pada Revit membutuhkan waktu yang cukup lama dan harus teliti agar memperoleh hasil yang akurat. Quantity Take-Off is one of the efforts of contractors to make calculations volume, which will be used as the object for making Bill of Quantity in the tender and will also be made to make procurement. Therefore contractors who can do quantity take-off accurately will get some advantages such as efficiency material that came as it was in accordance with the actual. Autodesk Revit is a tools or application based on Building Information Modeling (BIM) which is capable of performing quantity take-off. In this research will be discussed how advantages and deficiency of Autodek Revit in quantity take-off to calculate concrete volume, when compared with the method that have been used, it is calculating volume using image from Autocad and help with Microsoft Excel. Result of this research showed that Autodesk Revit can do quantity take-off with good and has a number of advantages such as, have efficiency to the time because they can calculate volume with more rapidly than method before, especially if there is a redesign. But in making modeling in Revit takes a lot of time for a long time to have a careful and is to be accurate results.
AbstrakSisa material atau waste merupakan sisa dari material yang tidak dapat dipergunakan kembali. Sering tidak sesuainya perencanaan estimasi waste dengan kenyataan waste di lapangan, menjadi latar belakang penelitian ini. Penelitan ini terfokus pada empat jenis bangunan baja antara lain gudang, bandara, tower, jembatan dengan masing-masing menggambarkan jenis profil wf, pipa, siku, plat. Metode penelitian yaitu dengan menghitung persentase waste dengan cara menghitung selisih berat bruto dikurangi berat netto yang kemudian dibagi berat bruto. Berat bruto diperoleh dari perhitungan kebutuhan material berdasarkan gambar struktur, sedangkan berat netto diperoleh dari hasil permodelan 3D. Pengujian korelasi untuk mengetahui faktor penyebab waste. Hasil pengolahan data adalah waste tower dengan profil siku sebesar 5.71 %, gudang dengan profil wf sebesar 9.36 %, bandara dengan profil pipa sebesar 13.85 %, dan jembatan dengan profil plat sebesar 19.08%. Faktor penyebab waste adalah jenis profil dan dimensi bangunan yang meliputi tinggi bangunan, panjang bangunan, bentang bangunan. AbstractWaste material is residual of the material that can't be used anymore. Often planning estimates of waste is not same with the actual waste on site become the creation of ideas in this study regarding waste steel profile. In previous studies have focused on natural materials making can be done in the field or cast in situ. This research focused on four types of steel buildings include warehouses, airports, towers, bridges with each describing the type of profile wf, pipe, angle bar, plate. The research method is to calculate the percentage of waste by calculating the difference between the gross weight minus the net weight is then divided by gross weight. The gross weight is obtained from the calculation of material needs by drawing the structure, while the net weight obtained from the 3D modeling. The percentage of waste is then analyzed regression to obtain the factors causing waste. The result of data processing shows that the smallest percentage of waste is a type of tower building with angled profile by 5.71%, warehouse with wf profile for 9,36%, the airport building with pipe profile of 13.85%, building bridges with the profile plate by 19,08%. Causing factor of waste is type of profile and building dimension consists of height, wide, and length of building.
AbstractDuring the last ten years, the growth of apartment buildings in Surabaya has encountered the bitter experience of global warming, resource depletion, energy scarcity, and other environmental impacts. We cannot avoid them, but we can minimize the negative impacts of global warming. The green building concept is one of the methods to minimize the environmental impact. It takes into account principles of sustainable development in planning, construction, operation, and maintenance. Greenship Rating Tools is used to evaluate and calculate green achievements, prior to green building certification. The aim of this research is to represent the perceptions of contractors and consultants toward application of Greenship Rating Tools on apartment buildings in Surabaya. Based on the data obtained from a questionnaires survey carried out to 41 respondents, the mean value ranking method is used to evaluate the main factors of Greenship. These factors are Appropriate Site Development, Energy Efficiency and Conservation, Water Conservation, Material Resource and Cycle, Indoor Health and Comfort, and Building Environmental Management. In general, the results of this research show that there are a number of differences between perceptions of contractors and consultants toward application of Greenship Rating Tools on apartment buildings in Surabaya. According to the contractors' perception, Visual Comfort is a factor that would easy to be applied, whilst consultants' is Landscape. On the other hand, there are factors that would difficult to be applied. Based on contractors' perceptiom is Climate Change, while consultants' perception is Renewal Energy. In summary, Greenship Rating Tools can be applied on contractors' and consultants' perceptions, whilst there are some sub aspects which difficult to be applied. KeywordsPerception
The importance level of risk throughout the construction progress is apparently inherit tendermous impact on the ultimate project performance and client satisfaction. Such determination level of risk in terms of frequency, time risk as well as cost effect to be perceived from two perspectives, owner and contractor, is inventably crucial to be researched, primarily for housing construction in Surabaya. This study was conducted by applying a survey through some questionnaires to observe 30 risks that have been identified from the previous literature. Total respondents involved were 69 respondents consisting of 29 respondents representing the owner / developer and 40 respondents representing the contractor. The results of this research, as from owners’ perspective, shows bad weather was the most common risk, followed by contractors’ financial difficulties which has the utmost impact on time and increasing material price takes major part on costs respectively. Whereas according to the contractor, design changes from consultants / owners are the most frequent risks, design changes from consultants / owners have prominent impact on time and lastly worker productivity also siginificantly reinforces expense factor.
