Abstract. Development of the heating systems, which are the part of engineering infrastructure of the cities and which are necessary for providing comfortable conditions for the cities' activity, is governed by the municipal authorities. Nowadays some requirements, connected with the need of increase in power efficiency are imposed in relation to the heating systems. The actions, aimed on the increase in the efficiency of heating systems, are usually connected with carrying out capital repair and updating of heating systems and the heat-generating equipment. That demands considerable financial resources and that in turn means the need of involvement of an investor. However at the moment investments into the heat-supplying enterprises are not attractive for the investor because of the lack of financial transparency and the mechanism of return of investments. In the article the authors offer the application of the balance method for formation of financial balance of the heat-supplying enterprise, The method will allow to consider the attraction of resources from three different sources and all the directions of expenditure of resources, including the mechanism of rationing of profit of the heat supplier. That guarantees the existence of the transparent mechanism of investments return.
The objective of the research is to define the level of the use of BIM technologies (Building Information Modeling, or information modeling of buildings and structures) by the Russian companies. The identification of the reasons of BIM introduction or its refusal was also carried out. The advantages given by the use of BIM were revealed. It was proved that the BIM technologies promote the reduction of terms of the project implementation, the general upgrading of the project documentation and the construction-and-installation works performed on its basis, as well as the reduction of the project cost. The results of the research proved that 22% of the Russian enterprises of the investment-and-structural sphere use BIM during various stages of introduction. The application of BIM allows getting some advantages, including the improved understanding of the project by all the participants, high quality of the project, availability of information, fast data transmission and exchange of information, reduction of terms of design and/or construction. The results of the research can be useful for the numerous participants of the investment-and-structural sphere, who have individual, sometimes contradictory interests.
Heat supply is the industry which forms the comfortable living environment in many respects. It is especially felt in those regions, where climatic conditions demand maintenance of the comfortable thermal mode during the cold winter period. On the one hand, the efficiency of the heat- supplying enterprises activity determines the level of the population comfort, including temperature condition in rooms, uninterrupted heat supply, on the other hand, it influences the tariff level for heat supply services. The article presents the results of the research, which purpose was to reveal the indicators of the heat-supplying enterprises activity, allowing to estimate their efficiency in the most complete way from the position of various stakeholders. The system of indicators, created as a result of the conducted research, can be used by both management of the enterprise, and external stakeholders for the efficiency evaluation of the heat-supplying enterprise in statics and in dynamics.
The purpose of the study is to propose the author's approach to the complex application of strategic analysis methods based on SWOT analysis. The article discusses the well-known and presented in various sources methods of strategic analysis. Special attention is paid to SWOT-analysis, various points of view on its role are investigated. The scientific novelty lies in the determination of the logical connection between the methods of strategic analysis and SWOT-analysis and the development of the author's approach to the procedure for conducting strategic analysis based on their integrated use. As a result, found that a strategic analysis of stepwise character. In this case, the result of one step of analysis simultaneously serves as the initial information for conducting another step of analysis. To systematize the information obtained during the analysis, a SWOT analysis matrix is used.
