Most cities in the United States of America are thought to have followed similar development trajectories to evolve into their present form. However, data on spatial development of cities are limited prior to 1970. Here we leverage a compilation of high-resolution spatial land use and building data to examine the evolving size and form (shape and structure) of US metropolitan areas since the early twentieth century. Our analysis of building patterns over 100 years reveals strong regularities in the development of the size and density of cities and their surroundings, regardless of timing or location of development. At the same time, we find that trajectories regarding shape and structure are harder to codify and more complex. We conclude that these discrepant developments of urban size- and form-related characteristics are driven, in part, by the long-term decoupling of these two sets of attributes over time.

Cities function in people’s minds as reservoirs of opportunities and possibilities. For many people, living in a city seems an attractive and logical life choice compared to areas perceived as provincial. However, the reality of the modern city is also associated with numerous nuisances. The occurrence of these disadvantages has led to the development of mechanisms intended, at least in principle, to counteract the ills of urban life. One such mechanism is the phenomenon of suburbanization. The outpouring of urban functions beyond its boundaries occurs all over the world. However, this phenomenon also entails exacerbating transport bottlenecks, requires a lot of local investment, contributes to the deterioration of the environment, and disrupts household time budgets. This paper addresses population change as one of the demographic aspects of suburbanization. The trends characterizing the outflow of population from cities and the inflow of population to suburban areas has been examined. The study covers several of Poland’s largest cities using data from the 2011 and 2021 National Censuses. The main objectives of this study are to assess the scale of suburbanization in large and medium-sized Polish cities, so as to determine whether suburbanization occurs similarly regardless of city size. To identify those urban centers where the population change in neighboring municipalities is particularly high so as to raise the awareness of decision-makers and real estate market participants in relation to the challenges posed by suburbanization. In addition, using one city as an example, an assessment of how the influx of population affects number of transactions on selected real estate market was carried out. The results of the study may be useful in analyzing investment needs for various types of infrastructure, including roads and technical infrastructure.

Urbanisation and the expansion of US metropolitan regions have blurred the spatial and social boundaries that are typically thought to separate urban from rural America. Our objective is to highlight both the conceptual limitations of the so‐called rural–urban divide, while also recognising the spatial interdependence of America's ‘rural’ and ‘urban’ people and places. Our analyses nest rural and urban population and places within metropolitan and non‐metropolitan counties, while acknowledging that rural places often grow into urban places (i.e., urbanisation) and that many non‐metropolitan counties are reclassified over time as metropolitan areas (i.e., metropolitanisation). Analyses show that most rural people—as officially defined—now live in metropolitan counties, often at the fringe. Reclassification to metropolitan areas was a major reason why. Small towns and thinly settled areas at the metropolitan fringe have grown rapidly since 1980 and have become increasingly integrated within metropolitan areas nationally. The heuristic value of our analytical approach at the national level is further demonstrated at the local‐area level, in Chicago and Atlanta, metro areas with very different demographic and economic histories. Our study highlights the dynamic and multidimensional nature of spatial boundaries (i.e., urban–rural and metro–nonmetro) that both separate and connect rural and urban areas in the United States. Metro–nonmetro and rural–urban boundaries are neither fixed nor impermeable.
