Leadership in Energy and Environmental Design (LEED) is one of the most widely recognized green building rating systems. With more than 20% of the projects certified in non-United States (US) countries, LEED's global impact has been increasing and it is critically important for developers and regulatory authorities to understand LEED's performance at the country level to facilitate global implementation. This study therefore aims to investigate the credit achievement pattern of LEED 2009, which is one of the well-developed versions of LEED, by using 4021 certified projects in the US, China, Turkey, and Brazil. The results show that significant differences can be identified on most rating categories, including sustainable sites, water efficiency, energy and atmosphere, indoor environmental quality, and innovation in design. Using a post hoc analysis, country-specific credit allocation patterns are also identified to help developers to understand existing country-specific green building practices. In addition, it is also found that there is unbalanced achievement of regional priority credits. The study offers a useful reference and benchmark for international developers and contractors to understand the regional variations of LEED 2009 and for regulatory authorities, such as the U.S. Green Building Council, to improve the rating system, especially on designing regional priority credits.

Motivators can be defined as specific catalysts that drive people to act in a certain way. These motivators are important for promoting green buildings and have a clear impact on decision-makers to adopt and implement the green building concept in architectural practice. This paper presents a comprehensive literature review to identify the important motivators for the adoption of green buildings among the stakeholders of the construction industry, the categorization and efficiency of green building motivators, and also the strategies for green building motivators.By reviewing 32 relevant studies conducted in different countries from 2008 to 2017, a total of 26 factors were identified as the main motivators to promote green buildings. These green building motivators were categorized into environmental, economic, and social motivators. With regard to efficiency, it was found that all green building motivators, whether environmental, economic or social are important for promoting green buildings and to determine a priority among these categories was not possible. The strategies for the adoption of green building motivators were also found. It is notable that the government has the greatest role to motivate stakeholders to adopt and implement the green building concept.The literature review of this study has a wide scope, covering most of the countries in the world, including developed and developing countries from the West to East. Hence, unlike most studies on the main issue of this paper that focus on a specific country or region, this in-depth research led to the development of a list of motivators for green buildings, derived from an extensive range of nations, which vary from environmental, economic, and social ISSN 2164-7682 2018 http://emsd.macrothink.org 138 aspects. This paper is expected to provide valuable information for decision-makers in the construction industry, namely, governmental authorities, design teams, and owners of projects regarding what motivate people to help further promote green buildings. Developing a Model for Sustainable Hotels in Northern Cyprus

Abstract:The purpose of this work is to develop a sustainable hotel building model (SHBM) that will allow for the measurement of sustainability in determining what conditions are most ideal for hotels in Northern Cyprus. This research method is based on the synthesis of international sustainable building assessment criteria from the Leadership in Energy and Environmental Design (LEED) and the localization of these criteria in Northern Cyprus. Thus, this article proposes an SHBM, which is especially localized for Northern Cyprus that can be used for new hotel buildings' design and construction and renovations of existing buildings as well as to measure their sustainability regarding environmental, economic and socio-cultural aspects. To serve this purpose, various methods of measurement of sustainability and green certificates (both qualitative and quantitative), global in scale were studied, which provided the basis for the development of the SHBM and local conditions of Northern Cyprus. Six hotels of differing sizes were studied in order to understand localized situation, conditions and priorities. The results of this study suggest that to have a more sustainable hotel in the aimed context, hotels of different scales (based on bed capacity and classification) must be evaluated adopting the SHBM model to achieve a better result for the sustainability of large-scale as well as small-scale hotels. In addition, this model helps the tourism industry and the hotel sector of Northern Cyprus benefit from sustainability in terms of environmental, economic and sociocultural aspects, which consequently help the local community in several ways.
