A Web-Based Planning Permit Assessment Prototype: Itwin4pp

Abstract: Abstract. The current process of issuing planning permits mostly relies on checking Land-use Regulations (LuRs) against two-dimensional (2D) analogue or digital proposed development plans. Checking three-dimensional (3D) LuRs within 2D proposed development plans results in challenges for decision-makers to understand LuRs’ limits and the impacts of the proposed developments on existing buildings in their surrounded proximity. Given the advancement of 3D geospatial technologies, to overcome such challenges and … Show more

“…In more specific studies, Ref. [17] developed a web-based prototype that enables automatic 3D modeling and spatial analysis to check proposed building designs against land use regulations and detect conflicts early on, while [18] created optimized checklists to improve the quality of BIM models during detailed design in order to better facilitate approvals, permits, and validation by clients, despite the time limitations often faced. Ref.…”

“…This topic triggers the implementation of 3D spatial planning because the checking regarding the new buildings in the complex building environment could not be carried out efficiently by using only 2D data. For this reason, researchers investigate the usability of 3D spatial models for the different use cases in checking such as noise, shadowing (Emamgholian et al., 2022), and protected areas (Tezel et al., 2021).…”
