Application of Qualimetric Methods for Evaluation of Urbanized Space Quality for Analyses of the Local Real Property Market

Abstract: An important step in understanding how the real estate market functions is the process of determining the quality of properties, which is based on the principles of selecting their identifying features. It is a difficult process often affected by errors, which result from a subjective approach and a lack of clear methods of transition from identifying features to the assessment of their quality. An interesting starting point for carrying out the assessment of space quality might be its utilitarian perception. … Show more

“…To start developing a property tree for high-classes office centers ("A" and "B" classes), it should be noted that a qualimetric model for this specified market segment has already been described (KUZNETSOV 1999;ANTONOV et al 2006;CIESLAK et al 2014;MIRZOYAN 2015). The novelty of the proposed model is that, when constructing a three-level property tree and developing a scale for each simple characteristic from the rejected to the referenced object, the following were taken into consideration:…”

“…By class -mono-projects (construction, reconstruction, technical reorganization, or major repairs of individual buildings) and complex projects (comprehensive housing development of territories, construction or expansion of enterprises, complex reconstruction of existing enterprises or building areas, etc.) [7,8].By scale -small projects (construction or reconstruction of small and simple individual objects), medium, large, giant projects can be grouped. By the duration -projects with a short, medium, and long construction period [5].…”
