BIM-Based Digital Twin and XR Devices to Improve Maintenance Procedures in Smart Buildings: A Literature Review

Abstract: In recent years, the use of digital twins (DT) to improve maintenance procedures has increased in various industrial sectors (e.g., manufacturing, energy industry, aerospace) but is more limited in the construction industry. However, the operation and maintenance (O&M) phase of a building’s life cycle is the most expensive. Smart buildings already use BIM (Building Information Modeling) for facility management, but they lack the predictive capabilities of DT. On the other hand, the use of extended reality … Show more

“…Zhu et al [26] presented a state-of-the-art review of the application of virtual and augmented reality technologies for emergency management in built environments, while Li et al [27] reviewed VR and AR applications in construction safety. Coupry et al [28] presented a study on how XR technologies combined with digital twin technology can improve the maintenance operations in smart buildings. Noghabaei et al [29] investigated the trends in AR/VR technology adoption in the AEC industry by conducting two user surveys in 2017 and 2018 involving 158 industrial experts.…”

“…It seems clear that the COVID-19 pandemic has significantly affected the research, and made distant traveling and personnel-intensive activities difficult. Therefore, online platforms and cloud storage services were developed to meet various kinds of requirements [5,[15][16][17][18], such as PetroBIM [19], Web BIM3D [20], and ARK-BIM [21].…”

“…BIMs are semantically rich information models of buildings that can be used to easily visualize the 3D representation of the building along with key properties of the different components and systems. They have also been used to assimilate changes made to the physical building, and in turn, act as a guide during building design, construction and maintenance operations [15]. Structural health modeling is also a salient example of digital twin use for maintenance, repair and operations (MRO) of structures [5,16,67,54].…”
