Purpose -This study aims to present a pedagogical practice in the project-based assessment of AEC students' interdisciplinary building design work adopting BIM. This pedagogical practice emphasizes the impacts of BIM, as the digital collaboration platform, on the crossdisciplinary teamwork design through information sharing. This study also focuses on collecting students' perceptions on BIM effects in integrated project design. Challenges in BIM adoption from AEC students' perspective were identified and discussed, and could spark further research needs.Design/Methodology/Approach -Based on a thorough review of previous pedagogical practices of applying BIM in multiple AEC disciplines, this study adopted a case study of Solar Decathlon residential building design as the group project for AEC students to deliver the design work and construction planning. In total 13 different teams within the University of Nottingham Ningbo China, each group consisting of final year undergraduate students with backgrounds in architecture, civil engineering, and architectural environmental engineering, worked to deliver the detailed design of solar-powered residential house meeting pre-specified project objectives in terms of architectural aesthetics, structural integrity, energy efficiency, prefabrication construction techniques, and other issues such as budget and scheduling. Each team presented the cross-disciplinary design plan with cost estimate and construction scheduling together within group reports. This pedagogical study collected students' reflective thinking on how BIM affected their design work, and compared their feedback on BIM to that from AEC industry professionals in previous studies. Findings -The case study of Solar Decathlon building project showed the capacity of BIM in enabling interdisciplinary collaboration through information exchange and in enhancing communication across different AEC fields. More sustainable design options were considered in the early architectural design stages through the cross-disciplinary cooperation between architecture and building services engineering. BIM motivated AEC student teams to have a more comprehensive design and construction plan by considering multiple criteria including energy efficiency, budget, and construction activities. Students' reflections indicated both positive effects of BIM (e.g., facilitating information sharing) as well as challenges for further BIM implementation, for example, some architecture students' resistance to BIM, and the lack of existing family types in BIM library, etc.Research limitations/implications -Some limitations of the current BIM pedagogy were identified through the student group work. For example, students revealed the problem of interoperability between BIM (i.e., Autodesk Revit) and building energy simulation tools. Mechanical and Electrical (M&E) services costs constitute a substantial proportion of the total cost of a building. Realistic cost estimates for this element are a desirable option by industry stakeholders because the total building cost can potentially be reduced if the cost of M&E services can effectively be managed throughout the life of the project. In the building construction industry, quantity surveyors are engaged to prepare cost estimates on all aspects of the building and provide cost advice services at every stage of the building construction projects. However, M&E services are one aspect of a building that quantity surveyors find very difficult to prepare cost estimates for. This study explored the role of quantity surveyors and, the challenges involved in the delivery of M&E services cost estimation.

Synchronizing BIM cost models and bills of quantities for lifecycle audit trail cost management

PurposeAudit trail cost management is crucial for ensuring accountability and enhancing quality assurance in construction management. Despite limited practical studies on audit trail management from a cost perspective; this study developed a lifecycle-based audit trail cost management framework. It used synchronized Building Information Modeling (BIM) cost models and Bills of Quantities (BoQs) to address the existing gap.Design/methodology/approachThis study employed a descriptive case study approach of a real-life hospital project in China. Data triangulation was achieved through interviews, observations, documents, and relevant artifacts.FindingsThe study identified three key factors contributing to cost variances between BIM cost models and BoQs: differences in measurement rules, model precision, and professional errors, particularly evident during the preliminary estimate stage. Notably, significant cost savings of approximately RMB 5.811 million were achieved during the detailed estimate stage. During the construction phase, a synchronized approach was deployed to improve precise payment verification and modifications to the BIM model. In the post-construction phase, the synchronized as-built BIM models and BoQs served as primary references to facilitate the resolution of operational discrepancies.Practical implicationsThe research contributes to the literature by proposing a synchronized approach of BIM cost models and BoQs. This approach enhances traceability and accountability of project information, catering to the digitalization needs of the construction industry.Originality/valueThis study unveils a pragmatic approach to enhancing transparency and accountability in audit-trail cost management by synchronizing BIM cost models and BoQs at various project stages. The synchronized approach offers a promising direction for future research and implementation of audit trail frameworks to enhance cost management in construction.
