Identifying optimal renovation schedules for building portfolios: Application in a social housing context under multi-year funding constraints

Abstract: Highlights A tool was developed to help real estate owners plan refurbishment  The tool identifies priorities in terms of actions and buildings to be retrofitted  It combines dynamic building energy simulations and multi-objective optimisation  It was applied to a social housing stock with a multi-year budget constraint  Priorities are set based on the identified optimal renovation schedules

“…Discrete design parameters are possible renovation options, and continuous parameters can take any value within a defined range, for example, the insulation thickness. Several studies have used NSGA-II for building renovation 73 , 74 . The main drawback of NSGA-II is the associated computational cost, especially considering the uncertain parameters.…”

“…To do this, we use the Non-dominated sorting genetic algorithm II (NSGA-II) that is in particular useful while dealing with design and continuous parameters, where design parameters represent the possible renovation options and continuous parameters are related to those that can take any value within a defined range. Several studies have used NSGA-II for building renovation (Chantrelle et al, 2011;Pannier et al, 2021). The main drawback of NSGA-II is the associated cost especially considering the uncertain parameters.…”

“…Other studies dealing with the cost-effectiveness of energy retrofit investments have used the building typology approach, which consists in the use of representative buildings or building types identified and classified in function of specific aspects (e.g., building use, building age, building size and climatic zone) [44]. Some of these works have dealt with residential buildings [31,[48][49][50][51][52][53][54][55][56]. For example, Ascione et al [56], by using a reference multi-family housing in the city of Naples, applied economic methods to select the best profitable packages of energy efficiency.…”
