Measuring the impact of large‐scale transportation projects on land price using spatial statistical models

Abstract: Abstract. Large-scale transportation projects such as the construction of a commuter railway accessible to metropolises have a significant regional impact. This study attempts to measure this impact using spatial statistical models and land price data. First, dynamic changes in the land price are analysed and the so-called announcement effect is presented using the spatial interpolation techniques. Second, various types of land price models are constructed by employing the existing methods of spatial econometr… Show more

“…Land price determined only by developers may indicate an oligopolistic market/monopoly and unhealthy competition which is feared will cause bubbling, disturbing the property market and infrastructure development (Please See Hu et al, 2016;Liu, Miao, & Zha, 2016;Liu, Wang, & Zha, 2013;Tsutsumi & Seya, 2008;Zhang et al, 2017). It could also lead to a crash.…”

“…Camagni and Capello (2006) andTsutsumi and Seya (2008) also measure the capitalization to the land price before the start of service.26 In the case of local railways, the endogeneity of location selection is more serious since engineering constraints such curvature radius and social problems (e.g., the trade-off between train speed and noise) are weaker than for high-speed railways.…”
