Housing satisfaction Ordinal logistic regression analysis OsmaniyeThis study aims to investigate factors, affecting market values of residences in Osmaniye, with ordinal logistic regression analysis. For this purpose, conducted with 486 housing units in the city centre, secondary data from the Housing Satisfaction Survey were used in the study. The market values of ordinal-scaled residences were taken as a dependent variable. An attempt is made to explain this dependent variable with the help of 34 explanatory variables and factors. First of all, because many regression equations are likely, factors not related to the market value of housing were eliminated with the chisquare independence test, and six factors were excluded from the analysis. In the next stage, whether or not there is strong multicollinearity among the remaining factors were examined, and the problem of multicollinearity was not found. In the study, a number of possible models were obtained in explaining the market value of houses. Initially, it was checked whether these models provided the assumption of parallelism, the models that did not meet this assumption were not considered. Providing the assumption of parallelism in the next stage, the final model, which has statistically significant results of the Goodness-of-Fit test, together with the estimated results of deviation measures and statistics of Pseudo-R2, was evaluated. Accordingly, in the light of the analyzed data, it was concluded that factors, affecting the market prices of houses, were the age of houses, size of houses, rental return values of houses, degree of satisfaction with the neighbourhood and residents' level of protection against earthquake.
