Subway Opening, Traffic Accessibility, and Housing Prices: A Quantile Hedonic Analysis in Hangzhou, China

Abstract: Most existing studies empirically investigated the impact of rail transit on housing prices using the traditional hedonic price model, which is based on ordinary least squares (OLS). This method can estimate only the average implicit prices of housing characteristics and may ignore possible heterogeneous impacts of rail transit at different housing price levels. As a useful supplement to OLS regression, quantile regression can measure how implicit prices of explanatory variables vary across different price lev… Show more

“…Various models have been used to support hedonic analyses in the literature, and the general conclusion is to choose a suitable model specification based on the objective and data of research [40]. However, it is expected that the hedonic price function is non-linear and many studies use a logarithmic transformation of the dependent variable for estimation [42][43][44]. Considering that some origins may be well known for certain oil products, we add interaction terms between variety and origin variables in the equation, of which the variables and their coefficients are also vectors.…”

“…The quantile approach helps us analyze the edible oil attribute market value across different products' price levels. Quantile regression has been used in several hedonic analysis studies, such as Costanigro, et al [46], and Wen, Gui, Tian, Xiao and Fang [44]. Table 2 shows the OLS estimation results for the pooled sample for Equation 3.…”

“…Wang et al [3] determined that no evident segmentation on the housing market was caused by Shanghai Metro, although the Shanghai Metro resulted in a rental premium. While Wen et al [12] discovered that the capitalisation effect of Hangzhou subway has apparently affected the spatial distribution of housing prices. Hence, the results from different areas may vary.…”

“…The majority of previous studies conducted empirical studies to explore the capitalisation effect of public facilities on the housing market in certain areas or at a certain time. Accordingly, varied results may be generated at different time points in the same area [11], or presented in different areas [3,12]. However, previous studies have rarely considered the fact that the supply and demand for public facilities vary depending on the type of facilities.…”
