The relevance of the research topic is that the improvement of the land and real estate market is one of the most important goals of the development of digital economy of the Russian Federation. In recent years, a number of regulatory documents have been adopted in the field of state cadastral registration and registration of real estate titles. Some elements of state development programs of the Russian Federation in the field of land and real estate management were also introduced. An analysis of the documents shows that the introduction of a three-dimensional spatial description of real estate in the unified state register of real estate is beginning gradually. Its purpose is to eliminate a number of problems associated with state cadastral registration of real estate objects located at different levels (above ground, ground, underground), as well as unique buildings and structures. Despite all the available options for accounting for three-dimensional models of real estate in the unified state register of real estate, in fact, their registration in cadastral works is not performed in Russia. This is caused by the lack of scientific and methodological justification for implementation of cadastral work on three-dimensional modeling of real estate objects, taking into account domestic characteristics.

The concept of 3D cadastre is widespread internationally and part of many nations’ legal infrastructure. Since the publication of a literature survey on 3D cadastre research by Paulsson and Paasch in 2013, there has been a considerable amount of research output and activities in regard to 3D cadastre, which led us to believe that a new investigation of 3D cadastre publications could be of interest. The aim of this study is to analyze the development in 3D cadastre research during the years 2012–2020, focusing on the legal perspective of 3D property. A classification was made into main groups, legal, technical, registration and organizational, also investigating the occurrence of sub-themes such as visualization, BIM and standardization. The results of other literature studies on 3D cadastre research were compared with the outcome of this study. The number of identified publications during the analyzed years was 530. The study showed that the number of publications on legal topics has increased, but in relation to the other groups is still rather low. The 3D cadastre research community could benefit from the inclusion of the legal perspective in publications from other main groups, along with an increased focus on international comparative studies.

Visualizations of 3D cadastral information incorporating both intrinsically spatial and non-spatial information are examined here. The design of a visualization prototype is linked to real-case 3D property information. In an interview with domain experts, the functional and visual features of the prototype are assessed. The choice of rendering attributes was identified as an important aspect for further analysis. A computational approach to systematic assessment of the consequences of different graphical design choices is proposed. This approach incorporates a colour similarity metric, visual saliency maps, and k-nearest-neighbour (kNN) classification to estimate risks of confusing or overlooking relevant elements in a visualization. The results indicate that transparency is not an independent visual variable, as it affects the apparent colour of 3D objects and makes them inherently more difficult to distinguish. Transparency also influences visual saliency of objects in a scene. The proposed analytic approach was useful for visualization design and revealed that the conscious use of graphical attributes, like combinations of colour, transparency, and line styles, can improve saliency of objects in a 3D scene.
