Abstract:The principles of sustainability have become particularly important in the real estate and construction sector over the past decade. Despite extended efforts to evaluate the sustainability aspects of the real estate development, very few attempts have been exposed in the scientific literature pursuing integrating the investors and real estate developers' responsibility for the local community, regional economy and environmental problems within their financial expectations. The paper presents methodology enabling evaluating the balance of real estate development sustainability and financial viability issues during the feasibility study process. The Model for Real Estate Investment Evaluation Based on Sustainable Development Aspects proposed by the authors was applied to the case study of Lithuanian sports and entertainment arenas. By using multi-criteria decision analysis sustainability assessment of multi-functional arenas was carried out which disclosed that positive sustainability effects lays down on the owner's and operator's monetary liabilities.

Implementing Sustainability Criteria for Selecting a Roof Assembly Typology in Medium Span Buildings

Technological advances have allowed the development of new roof assembly typologies with higher efficiency and less waste. However, in the construction sector the focus is generally on reducing cost and not in sustainable development factors. Short-sighted building planning based only on economic criteria should be avoided improving decision support systems. In addition, the selection of an appropriate roof assembly in a building's design stage is a complex problem due to the existence of different tangible and intangible factors and the multiple alternatives available. The roof typologies under study involve prefabricated concrete, steel and laminated wood structures. This research work applies a multi-criteria hybrid model combining the Analytical Hierarchy Process with the Delphi method and the VIKOR technique for implementing sustainability criteria in the selection of a roof assembly in medium span buildings. The proposed decision support system enables the use of the triple bottom line that considers economic, social and environmental criteria. Under the criteria analyzed, the compromise solution found is the self-supporting curved system.

Risk Leveling in Program Environments—A Structured Approach for Program Risk Management

Programs are demarcated as administrative structures established to realize planned organizational strategies through multi-project activities. Programs occupy a distinct locus in organizational hierarchy, so therefore necessitate specialized management approaches. Risks in programs tend to widen the gap between the organizational plans and the actual program realizations. However, effective risk management can minimize these gaps. This research frames a structured approach for program risk management, called Risk Leveling in Program Environments (RLPE), which suggests (a) a deliberate shift of risks to the right organizational level where they can be addressed most effectively; and (b) a unique procedure for risk management, which attempts to stabilize the risky contexts in programs. RLPE tracks the standard risk management process, preserves distinct program locus, and employs certain qualitative and quantitative measures to achieve risk leveled environments for program success. It has been demonstrated how certain tools and concepts, such as Analytical Hierarchy Process (AHP), As Low As Reasonably Practicable (ALARP), standard deviation, etc. can be employed for risk oriented decision making in programs. RLPE is an instrumental approach, which can help the policy makers in controlling the risky contexts thereby providing sustainable growth for development programs.
