Análise da Qualidade do Investimento em Empreendimentos Imobiliários Corporativos Sustentáveis

Abstract

Due to the macroeconomic factors, the long period between decision making and conclusion of the enterprise, the risks involved leading up to the end of the sales process and the high capital investment employed, the real estate project should have a profitability above average when compared to other investment possibilities. For sustainable corporate buildings to become attractive among investment expectations, the ability of the enterprise to deliver positive results must be verified, because its sales value, compared to conventional buildings, must be higher should there be additional costs in the implementation so as to equalize the investment made by the developer in sustainable technologies. In this aspect, the percentage values of additional cost of sustainability in Brazil and in the world were researched. However, even when the use of sustainable solutions can help increase sales, it is fundamental for the developer that the economic benefits of develop green buildings be greater than those generated by traditional enterprises. Consequently, the investment quality indicators for definition of economic viability and the benefits that sustainability may bring to the developer, the business as a whole, and to the client/user, must be analyzed. These factors are approached in the present work. In a pessimistic scenario, the concept of investment quality analysis in a sustainable corporate enterprise in the city of Sao Paulo was exemplified through retroactives simulations. Satisfactory economics viability indicators were obtained from economic analysis techniques and, considering premises used by the entrepreneur, it was verified that, in all the elaborated variations, there was economic feasibility in the realization of this type of real estate development.
