BIM-Based Life Cycle Assessment of Buildings—An Investigation of Industry Practice and Needs

The climate debate necessitates reducing greenhouse gas emissions from buildings. A common and standardized method of assessing this is life cycles assessment (LCA); however, time and costs are a barrier. Large efficiency potentials are associated with using data from building information models (BIM) for the LCA, but development is still at an early stage. This study investigates the industry practice and needs for BIM–LCA, and if these are met through a prototype for the Danish context, using IFC and a 3D view. Eight qualitative in-depth interviews were conducted with medium and large architect, engineering, and contractor companies, covering a large part of the Danish AEC industry. The companies used a quantity take-off approach, and a few were developing plug-in approaches. Challenges included the lack of quality in the models, thus most companies supplemented model data with other data sources. Features they found valuable for BIM–LCA included visual interface, transparency of data, automation, design evaluation, and flexibility. The 3D view of the prototype met some of the needs, however, there were mixed responses on the use of IFC, due to different workflow needs in the companies. Future BIM–LCA development should include considerations on the lack of quality in models and should support different workflows.

This article deals with the analysis of prospects and problems of tourism development in Russia. To ensure the accelerated growth of the tourism industry, it is necessary to pay special attention to the development of the infrastructure of tourist territories based on the concept of sustainable construction. In addition to the concept of sustainable construction that takes into account environmental, social and economic factors of investment and construction projects implementation, it is also proposed to use the cluster approach for the development of tourist territories. Being an example of an investment and construction megaproject, the tourism cluster has a number of specific features, such as complex management, risks of exceeding the estimated cost and failure to meet the deadlines for the implementation, which shall also be taken into account when developing the concept of tourism clusters. The article proposes an algorithm for developing the concept of a tourism cluster that provides for value innovation. Value innovation is an important element in ensuring the competitiveness of the tourism cluster and is closely linked to technical innovations in construction. The proposed algorithm takes into account domestic and foreign experience in the field of sustainable construction, existing certification systems for green, sustainable buildings, as well as the life cycle cost (LCC) estimate. The article also provides and analyzes groups of factors of tourist factors competitiveness and on their basis the strategy canvas was created for projects that are being implemented, for projects that have been implemented and for projects that can be implemented on the basis of the concept of sustainable construction. LCCs before and after the introduction of innovative technical solutions were simulated for individual facilities of Baikal tourism and recreation cluster in Russia.

Background. The environmental performance of buildings has been a focus of interest over the years in the building sector. Numerous building environmental assessment tools (BEA) have evolved to follow the lead of sustainability by updating categories and criteria from a lifecycle perspective. Therefore, it is timely to review the existing methods that already integrated LCA in their processes. The purpose of this study unfolds in three ways: (1) to review the existing BEA methods and LCA studies in residential buildings, (2) to compare the most adopted BEA methods, and (3) to study the integration of LCA and sustainability aspects applied within each selected BEA method. Methods. Scopus and Web of Science databases were searched for articles published between August 2010 and August 2021 in English. To identify studies and to conduct this review, four keywords, namely “Building Assessment Tools,” “Residential Building,” “LCA,” and “Sustainability” (and their derivatives), were used. The articles were searched so that all four keywords or at least a derivative of each keyword would appear. Furthermore, the outcomes of the database search were categorized as LCA and BEA for the review. Moreover, the seven most adopted rating systems were selected for review and comparison based on (1) the scope of buildings assessed, (2) lifecycle phases assessed, (3) assessment criteria, and (4) the user of tools. Findings. Of the 42 articles that met the enclosure criteria, 20 articles covered the environmental impact and 22 articles covered LCA. The review reveals that most of the analyzed systems focus more on the operational stage than on the other stages. Each BEA method is diverse in terms of its users, criteria, and regions and creates a niche among assessment methods. Conclusions. The main conclusion of this study is that a great deal of work is required to achieve the goal of making the existing “environmental” building assessment tools more sustainable. At the same time, a focus on the better implementation of LCA functionalities at each stage and a complement by integrating socioeconomic-based LCA models were also required.
