Control of Variation Orders in the Construction of Residential Projects in Malaysia

Abstract: Variation orders are a frequent occurrence in the construction phase of Malaysian building projects. Increased construction time and costs are inevitable when variation orders appear. The aim of the current research is to identify the effectiveness of a "cost and time model" in controlling variation orders during the construction of residential projects in Malaysia. The model was derived from a literature review, which also examined how case studies and data have been utilised to identify the causes and effect… Show more

“…A variation order will change the original work because changes to improve the original work during a construction project are unavoidable (Yadeta, 2010). Variation orders will be made for a reason and the frequency of changes to work instructions during the construction phase will likely result in significant changes to the original works contract, which will have a negative impact on all parties involved in the sector (Mohammad et al, 2022). Variation Orders is often a reason for construction projects exceeding projects budget and delays it is a global problem (Alhadithi et al, 2021).…”

“…Taxonomies play a crucial role in knowledge management systems by facilitating the systematic classification of knowledge. While some efforts have been made to classify change causes in construction projects, a lack of systematic classification, uniform vocabulary, and a comprehensive structure impedes effective change management for industry practitioners [4].…”

“…Hence, a list of change causes was prepared and refined in a way that combines the findings of the literature survey and questionnaire survey. (4) The subcategories were specified, and the change causes were assigned to these subcategories by conducting focus group discussion (FGD) sessions. The most appropriate structure was determined by examining existing taxonomies and a three-level hierarchical taxonomy was proposed accordingly.…”
