The COVID-19 pandemic has led to many firms reassessing how to deal with their communities. In this study, we focus on a coworking space and examine how the management staff and its coworking community reacted to the pandemic. The uniqueness of coworking spaces is that the community is both the paying customer and it is an integral part of the coworking value proposition. For this paper, a case study in Amsterdam was analyzed and the symbiotic relationship between the coworking space and one of its key resources (the community) was examined. We build on dynamic capabilities theory to identify the processes of how a firm and its community maneuver through the pandemic. We propose that in vibrant times, firms and communities should work in close alignment in order to sense, seize, and transform resources and opportunities.

Purpose This study aims to illustrate the potential of coworking spaces as one way to achieve optimal workplace arrangements and corporate real estate (CRE) agility, especially for large organizations. The authors suggest understanding coworking spaces from the boundary organization theory and organizational growth model. Design/methodology/approach This study takes a threefold theoretical approach: conducting a literature review and identifying the gaps in coworking studies for large organizations, applying the organizational boundary theory in tandem with organizational growth models in the context of coworking spaces as a part of the workplace ecology and identifying future research agendas for coworking studies. Findings This study proposes a conceptual framework of how coworking spaces can be viewed and used as a boundary object throughout the organizational growth phases. Besides, four major future research areas are proposed: case studies and/or empirical evidence of coworking spaces as CRE buffer zones and boundary objects for organizations, coworking space design and different formats of boundary object-infused collaboration, coworking space design and management for its own agility and flexibility and how coworking affects employees’ performance, health and well-being and professional training/mentoring. Practical implications For large organizations, there is a clear pressure to rethink CRE to increase workplace agility, flexibility and resilience, much accelerated with the recent COVID-19 pandemic. Understanding the effective use of coworking spaces as a part of CRE portfolios will help enhance corporates’ state and ability to reassess, realign and replan their CRE portfolios. Originality/value Many existing studies about coworking spaces are based on observations and self-reported justification at an individual level. Whether and how coworking can benefit companies at an organizational level is largely unstudied and worth more attention. This study illustrates a new theoretical understanding of how coworking spaces can be a part of CRE portfolios and bring potential benefits of inter and intraorganizational collaboration throughout the phases of organizational growth.

In-House Coworking Space as a New Initiative Towards Businnes Model Innovation in Incumbent Firms

Purpose:A new collaboration form between incumbent firms and startups has emerged, with incumbents hosting coworking spaces in-house to innovate their business models. This paper aimsto investigate what motivates the startups to participate in the coworking space, how knowledge transfer and collaboration take place and how the role of the incumbent was perceived. Design:A case study was performed in an in-house coworking space based on 17 semi-structured interviews with the startups. Findings:Findings uncovered that physical, social and professional conditions were important for the startups. Generally, there was a good physical framework. Being a part of a larger community with “colleagues” and the possibility of participating in professional activities were beneficial. This promoted knowledge sharing, sparring and collaboration between the startups. Ongoing activities to support this were requested. The majority of the startups expressed interest in collaboration with the incumbent, but only few had currently established it. Value:It was perceived, that both the startups and the incumbent possessed knowledge and resources which could be valuable for both parts. However, it was not experienced that the incumbent clarified how the startups could fit into their business. Thus, an untapped potential for collaboration seemed to be present. Ideally, the present constellation represents an engagement form with both economic, social, professional and cultural capitals. It could be a promising solution, if the incumbent is ready for radical business model innovation.
