The paper puts forward a mixed integer linear programming model to support the long-term planning and budgeting for renewal and capital improvements of residential buildings, i.e., to select the optimal sequence of repair and improvement actions over a predefined planning horizon. The input is provided by the evaluation of the building performance according to a set of criteria. Then a set of possible repairs, replacements and improvements needs to be proposed together with the estimates of their cost and benefits; the latter are expressed by increments of building performance ratings according to predefined criteria. The renewal and modernization measures are not mutually independent: at least some of them are complementary and should be carried out in a specific order. The optimization problem was to define the order of renewal/improvement measures resulting with the highest benefits available within the budget, or to achieve the required levels of building performance at the lowest cost. A unique feature of the model is the approach to the constraints on sequential relationships between the measures and to their selection. The model can be used to construct long-term renewal and capital improvement plans.

Since the energy crisis in the 1960s, crucial research and activities were spurred to improve energy efficiency and decrease environmental pollution. To deal with the various problems the construction industry are facing, the concept of green buildings (GBs) has been gradually shaped and put forward all over the world, and green building rating systems (GBRSs) have been developed. The concept of GBs covers a wide range of elements, and its definition is constantly updated as the construction industry develops. This paper compares the development of backgrounds and statuses of green building development in various countries. It also presents an overview of the green building development situation within these countries, summarizing two influences for GB development: one external and the other internal. External factors include GB development policy support, economic benefits, and certification schemes. Internal factors are the development and application of GB technology, the level of building management, and how users interact with the GB technology. Currently, 49 worldwide green building standards and application have been sorted out, including 18 standard expert appraisal systems. Moreover, it discusses the research results and lessons learned from green building projects in different countries and summarizes their achievements and challenges. To correctly understand and use green building technology, it is essential to improve the policy and incentive system, improve the professional quality and technical ability of employees and accredited consultants, constantly develop and update the evaluation system, strengthen technological innovation, and integrate design and management. This paper aims to draw a clear roadmap for national standard development, policy formulation, and construction design companies, provide solutions to remove the obstacles, and suggest research direction for future studies.

BIM is an easy method to design sustainable buildings for professionals like architects and engineers. By using the real measurable environment, software tools can shape building concepts such as geometry, spatial relations, geographical details and the design of structural composites and buildings, and the usage of energy annual like energy costs and life-cycle costs can be estimated and calculated. This study revealed the findings of the energy consumption within one year can provide valuable insights into the projected resources in the UNITEN Administrative Building. The application of these data would simplify energy cost calculation, an essential component of the costs of operating a property. With the purpose of maximizing energy efficiency in green buildings, the outcomes can be used as guidance to advice occupant management in optimizing occupant actions.
