Developing an effective renovation plan: the influence of data collection tools

Abstract: Purpose All built facility begins to show signs of deterioration immediately after the facility is completed and put to use, thus necessitating routine maintenance. Increase in defects due to age, usage, and other factors, requires extensive maintenance activities known as renovation. The data used for a typical renovation plan can be collected using the condition assessment (CA) tool which depends on physical inspection of the defects or through a facility condition index which hinges on harnessing and analyz… Show more

“…All data is captured via mobile devices and stored in the spatial database, linking it directly with the corresponding 3D asset geometry. The subjectivity of the surveyors [50,51] may cause major issues in the assessment [52] and can lead to a 30% mean difference in maintenance cost [53]. To avoid this, a reference condition matrix has been created to harmonise the assessment of the defects of each single element.…”

“…Agyekum-Mensah and Knight (2017) highlighted that using surveys only allowed the existing factors in literature to be revolved. Another study asserted that, when a holistic, in-depth investigation is needed, it is useful to seek to explore and investigate contemporary real-life phenomenon through detailed analysis of a limited number of events (Ogbeifun et al , 2018). Yet, it is critical to understand the “real-world” problem of why disputes occur by verification of people experienced.…”

“…It is believed that typical renovation processes often assess the building usable conditions. The criteria for the assessment are the physical inspection of the defects or the adoption of the facility condition index, which often depends on the operational information accumulated during the operation and maintenance stage of the building [9] . if there is a lack of analysis of historical data on the operation and maintenance of facilities, many setbacks are likely to occur during the implementation of the renovation, such as frequent scope changes and related cost and time overruns.…”
