Real estates and housing associations have to incorporate modern mobile and internet technologies in their service offerings to stay attractive for clients. While doing so, they must take into account the special needs of their target audience. The elderly is an increasing target group which refuses modern consumer electronics with overwhelming features. Therefore, easy-to-use interaction models based on natural language processing are essential. With IBM's Watson a new area for deep answering systems and semantic understanding of utterances arises. Our paper investigates the Watson approach, combines the used techniques with other artificial intelligence methods and develops an interactive concierge service.Keywords-new services for real estates, interactive concierge, intelligent dialogue systems, embodied conversational agents, artificial intelligence techniques for natural language processing and diagnosis, deep answering machines, connected living, ambient assisted living

The cataloguing and promotion of rural architecture contribute to creating jobs by stimulating new economic activity, such as the promotion of cultural tourism, while preserving a valuable source of information on rural culture, recovering local construction techniques, encouraging a sense of community, and making villages and rural areas more attractive to visitors.The general aim of the present Review is to analyse agricultural and rural buildings and their properties in order to identify key issues concerning sustainable reutilisation in tourism. It is intended to Almeria province (Andalucía, Spain) a more complete sustainable tourism development framework to satisfy all the demands, from sun and beach at the coast as well as alternative tourism at the interior, based on the protection and the valuable re-utilization of popular rural architectural heritage with potential interest for tourism purposes. Thus, a catalogue of traditional rural buildings in a particular area was carried out, identifying and characterizing each one, establishing criteria for a dynamic and rational selection. The modelling of the lifecycle for the architectural project carried out, for the reuse of rural heritage, as a way of stimulating the tourism sector, is based on methods and risk analysis (statistical methods) and multicriteria analysis that allow the reduction in the subjectivity of the deterioration models carried out. Through the application of the Analytic Hierarchy Process (AHP), as a weighing method, a linear, weighting and additive model that combines all of the factors in one unique global assessment can be obtained, for which values have been assigned to the coefficients of the linear expression that reflect the relative importance of each factor.

Soziale Hinweisreize sind wesentliche Komponenten aller Arten von Lernmaterialien. Sie umfassen verbale, nonverbale sowie paraverbale Reize als auch wechselseitig aufeinander bezogene Reizfolgen. Obwohl soziale Hinweisreize in Lernmaterialien schon seit längerem untersucht werden, ist ihre systematische Erforschung noch jung. Sie umfasst primär kognitive, motivationale, affektive und soziale Prozesse, welche durch die Verwendung sozialer Hinweisreize in Lernmaterial ausgelöst oder beeinflusst werden. Ein Schwerpunkt der empirischen Forschung liegt dabei schon länger auf sozialen Prozessen. Von sozialen Reizen wird dabei angenommen, dass sie den Lernprozess positiv beeinflussen, u.a. indem sie bei den Lernenden den Eindruck sozialer Präsenz einer (Lehr-)Person stimulieren, was in der Folge zu mehr Lernmotivation, mehr Lernen auf Verständnis und letztendlich besseren Leistungen in Lerntests führt. In diesem Beitrag bieten wir eine Klassifikation der Vielfalt an sozialen Hinweisreizen in Lernmaterialien allgemein an, skizzieren ihre Wirkung über soziale Prozesse auf das Lernen, fassen einschlägige empirische Belege zusammen und diskutieren vernachlässigte Aspekte sozialer Hinweisreize.
