Estimating the benefits of shore erosion protection in Ohio's Lake Erie Housing Market

Abstract: FRANK LiCHTKOPPLER1Ohio Sea Grant Program, Ohio State Universi.ty, Columbus Lakeshore erosion, characterized as a reduction in distance between property improvements and the lake, will eventually threaten improvements. An option price model suggests that erosion-prone lakeshore property will be discounted and this discount may be measured by hedonic price analysis. We discuss the conditions that permit benefit estimation from the hedonic regression. Analysis of mail survey returns estimates willingness to pay f… Show more

“…Three of these factors, viewshed, interaction with nature, and open spaces, presuppose an undeveloped or Bnatural^lakeshore. These results reflect other studies that show the value of amenities such as viewsheds [2Y5], natural environment [6,7], recreation [8Y10], open spaces [11,12], water quality [13], and erosion protection [14].…”

“…While hedonic models reflect storm risks generally [12], some studies specifically show that threats from coastal erosion are capitalized into housing values [7,18]. Amenity flows can also be capitalized into housing prices; hedonic studies consistently find a positive price for coastal properties being on the waterfront, in close proximity to water, or having a view of the water [2][3][4]20,25].…”

“…If the value of coastal property depends on beach width [11,19,28,34] and nourishment decisions that determine the width of the beach are also influenced by the benefits from increased beach width that are capitalized in property values (beach amenities or storm protection), then the beach width is endogenous in this system.…”
