PurposeThe paper aims to identify the critical constraints that impede heritage building (HB) facility managers from discharging their duties effectively and develop an index model to guide HB maintenance management (HBMM) practitioners to the critical constraints.Design/methodology/approachA literature review was conducted to identify HBMM constraints. Facilty management practitioners assessed the constraints' significance through an online survey. The factor analysis was used to shortlist and group the constraints, and the constraint clusters were analyzed by the fuzzy synthetic evaluation technique. A significant index cluster to determine HBMM constraints criticality was generated using the linear additive model.FindingsEmbracing a total of 16 HBMM constraints, the three clusters identified are: (1) managerial and inadequacy constraints, (2) pressure and bureaucracy constraints and (3) HB peculiarities constraints. Based on the generated significant index, the HB peculiarities cluster was identified as the most significant.Research limitations/implicationsThe study was conducted in a particular jurisdiction, limiting the generalizability of the result. Future research should address this limitation by covering more jurisdictions.Practical implicationsThe significant index model (SIM) developed enables HBMM practitioners to objectively assess the criticality of HB constraints and facilitates them to effectively strategize and allocate resources for HBMM.Originality/valueThe SIM, which transforms subjective judgment into the objective assessment of the HBMM constraints' criticality, can assist practitioners, policymakers and other HBMM stakeholders in implementing strategies for the sustainability of HBs.

There are disparities in the adoption of BIM between firms of different sizes and diverse locations. Although extant studies have explored drivers to BIM, there is a dearth of contextualist perspectives. How does the context of size (SME or large firm) and location (developed or developing economy) affects the perception of firms on drivers to BIM? Questions relating to these contexts are still underexplored in extant literature. Thus, this study aims to evaluate and analyse the divide of BIM drivers in these contexts via a comparative study. Data was collected through an international survey from 228 professionals in firms of diverse sizes and locations. The responses were analysed using mean score ranking, rank agreement factor, Mann-Whitney U test and principal components analysis. A comparative analyse was conducted which revealed that the SMEs and large firms differ in their perceptions of desire for innovation, availability of resources and collaboration as drivers to BIM. Similarly, it was highlighted that there is a deep divide between developed and developing countries which would underscore the transferability of best practices and global BIM solutions. The study provided empirical evidence of the BIM divide and would be of importance in bridging the traditionally fragmented construction industry.

Purpose Building information modelling (BIM) research studies are highly contextual as the contexts provide lenses for interpreting the results. However, there has been a growing decontextualization in extant studies especially between the small and medium-sized enterprises (SMEs) and large firms; and between developed and developing countries. Albeit these contexts are all in the same construction industry, they often react differently to the same conditions. Thus, this study aims to evaluate the perceptions of firms in varying contexts of size and location on the perceived barriers to the implementation of BIM in the architecture, engineering and construction (AEC) industry. Design/methodology/approach The perceptions of 228 firms gleaned from 26 countries across the 6 continents were collated via an international empirical questionnaire survey. The data was analysed using the mean score, rank agreement analysis, Mann-Whitney U test and factor analysis. Findings The findings revealed the major factors impending BIM implementation in each of the contexts and a comparative analysis emphasized the difference in their perceptions. The findings underscore that there is a general digital divide as regard BIM implementation between the SMEs and large firms, and a deepening divide between the developed and developing countries. Originality/value The study has provided empirical evidence for the BIM divide in the AEC industry, which would influence the promulgation of BIM policy and transferability of best practices across varying contexts of both firm size and country level.
