Evaluation of defect influencing factors in public housing in the UK

Abstract: This paper sets out to analyse and interpret factors which bear upon building components and to explore underlying relationships among the number of building components forming a construction entity. The research hypothesis was set as follows: building surveyors do not agree in assessing the strength of each of design, construction, age, changing standards and vandalism as a causative factor for defects on building components. Previous studies have established the factors pertaining to defects in the building … Show more

“…In analyzing construction defects data was classified according to the characteristics of the flat and defect type. Similar approaches have been adopted by a number of authors such as Trotman (1994), Georgiou et al (1999), Olubodun and Mole (1999), Mills et al (1999), Chew (2005, Low (2005, 2006), and Craig et al (2010), Macarulla et al (2013 in press). Building characteristics include gross floor area (GFA), number of flats and construction cost.…”

“…An earlier study by Holmes & Droop [42] stated that "maintenance is budget oriented rather than needs-oriented". This led Ashworth and Au-Yeung [43] conclude that maintenance will only be carried out when and where the needs for maintenance and adequate funding co-exist [38]. Due to budget and time constraint, many errors and defects have occurred during the design and construction stage which will result in high maintenance cost later [1].…”
