The success for the land proprietor is when his vesting order for his land property which is done by way hibah is successfully accepted and registered in the Johor Land Office (PTG). Therefore, the objective of this research study is to discover the administration, conditions and guidelines for the registration of declaration of the vesting order by way of hibah in PTG Johor pursuant to the PTG Johor circular Bill 12/2019 Enforcement of Hibah Orders and The Levying of Transfer of Ownership Registration Fees based on Hibah Orders ("Pelaksanaan Perintah Hibah Dan Pengenaan Fee Pendaftaran Pindahmilik Berdasarkan Perintah Hibah"). The research datas was obtained by using the library method by referring to law statutes, circulars related to the land administration, grounds of judgment and related case decisions. Primarily, the case which involved land law (NLC 1965). Whereas, structured and unstructured interview methods are also applicable in this research in view of gathering materials, informations and opinion relating to the research objective. The findings of this research implies that the application of the aforesaid PTG Johor Circular bill 12/2019 in navigating ways for the registration of the declaration of vesting order of land property by way of hibah in PTG Johor, is indeed perfect and dynamic. Regardless of such findings, the instrument endorsed in the PTG Johor Circular bill 12/2019 is the gist of the NLC 1965 per se. The step taken by PTG Johor in endorsing the application of the PTG Johor Circular bill 12/2019 is a great effort and a successful one.

Real estate planning is the exertion plan, which must be made to distribute the property owned by the property owner to the beneficiaries when the owner passes away in order to prevent problems or arguments later on. This paper aimed to study the effect between knowledge, heir’s awareness, and complex administration process toward unclaimed properties among residents in Selangor in the context of post-pandemic scenario. This study reviewed the literature of past research of factors that influenced unclaimed properties. The construct variables used in this study were knowledge, awareness, and complex administration process. This study adopts online survey questionnaire to collect 384 valid responses from the residents in Shah Alam, Selangor. These collected data were analyzed using SPSS version 25 and the results were gathered through pearson’s correlation coefficient. The findings revealed all variables were significantly influenced by unclaimed properties. The implication of this study was to focus on smaller sample in Selangor while sample size should give another significant outcome. Government and state authority must come up with mountainous strategies to overcome this issue by imposing several initiatives. Inter vivos in the context of wealth and estate planning can be generally defined as a transfer that takes place between the livings. Parents are motivated to transfer for altruisme and exchange. In this context, this study aims to explore another potential motives of inter vivos, which is "affection". Data is collected through semi-structured interviews with inter vivos experts who have published articles in this area. The interview is encoded and thematic analysis is carried out to classify themes and subthemes that exist in the inter vivos transfers. This study discovers four main themes, which indicate that inter vivos transfers based on affection can be enlightened by the relationship between parents and children, responsibility for children, types of inter vivos, and effects to other heirs. Relationship between parents and children can be explained as parents transfer their wealth to the closest children, children who care for them and to family members only. Parents also are responsible to protect their children after they die and assist them who are in need. Types of inter vivos are considered as boundless inter vivos and without any material return. Inter vivos based on affection also aims not to abuse other heirs.
