This study aims to determine and rank the factors influencing purchase decisions of green residential properties in Malaysia. The quantitative research approach was adopted in this study where the approach includes conducting surveys and analysing the quantitative data within green residential properties owners or residents with green certification mainly located in Penang and Selangor. Relative importance index is applied to data from a sample of 171 respondents through a purposive sampling. The main factors in influencing the green homebuyers’ decisions were found to be location factors followed by financial and neighbourhood and housing attributes. This study was the first to include green residential properties owners with green certification from Malaysian Green Building Index which focus only for green residential properties owners in Penang and Selangor as the sample of the study towards factors for influencing the purchase decision of green residential properties. Further development of empirical models could be developed and tested not only in other countries as well as to other types of green buildings. This study could provide best indicators for purchase decisions that could be embedded in the future green residential development. Stakeholders and policy makers could also provide incentive, recognition and take actions to increase awareness related to green development to internalise the medium-and long-term goals of green technology.

At present, the integration of green building, the intelligent building industry and high-quality development are facing a series of new opportunities and challenges. This review aims to analyze the digital development of smart green buildings to make it easier to create contiguous ecological development areas in green ecological cities. It sorts out the main contents of Intelligent Green Buildings (IGB) and summarizes the application and role of Digital Twins (DTs) in intelligent buildings. Firstly, the basic connotations and development direction of IGB are deeply discussed, and the current realization and applications of IGB are analyzed. Then, the advantages of DTs are further investigated in the context of IGB for DT smart cities. Finally, the development trends and challenges of IGB are analyzed. After a review and research, it is found that the realization and application of IGB have been implemented, but the application of DTs remains not quite integrated into the design of IGB. Therefore, a forward-looking design is required when designing the IGBs, such as prioritizing sustainable development, people’s livelihoods and green structures. At the same time, an IGB can only show its significance after the basic process of building the application layer is performed correctly. Therefore, this review contributes to the proper integration of IGB and urban development strategies, which are crucial to encouraging the long-term development of cities, thus providing a theoretical basis and practical experience for promoting the development of smart cities.

Purpose In recent years, there has been a significant increase in the number of green residential properties. This phenomenon indicates that the demand for environmentally friendly residential properties is rising. However, the true reasons behind the growing interest and investment in green residential properties remain poorly understood. When it comes to residential properties, assessing these benefits becomes more challenging and complex, as it is crucial to understand the motivations to invest in green residential properties. Therefore, the purpose of this study is to identify the component factors that motivate homebuyers to invest in green residential properties. Design/methodology/approach This research aims to address a research gap by identifying the component factors that motivate individuals to invest in green residential properties using a factor analysis approach. The authors gathered data by distributing an online questionnaire among 161 certified green residential owners in Selangor, Malaysia. Findings The results from the factor analysis revealed three components as the primary factors that motivate individuals to invest in green residential properties. The findings contribute significantly to the growing yet limited literature in this area of research. Research limitations/implications This research, however, set out to provide a context-specific motivation in Selangor as a limitation. Originality/value By understanding the motivations behind these investments, the research can encourage greater adoption of sustainable housing investment and guide developers and policymakers in offering better solutions for the green property market. The authors could facilitate informed decision-making and inspire positive change towards a future where sustainable housing becomes the norm.
