Integration Enabled by Virtual Design & Construction as a Lean Implementation Strategy

Abstract: This theory paper probes the intersections of Lean, Mass Production and conventional Construction, Lean Construction, the Simple Framework for Integrating Project Delivery model, and Virtual Design and Construction (VDC). The authors argue that Toyota recognized that integration was necessary to achieve the goal of global optimization in design and production and that this imperative confronts Lean Construction today. They briefly describe the Simple Framework for Integrating Project Delivery as a system model… Show more

“…In our opinion, the latter is a partial demonstration of the 'Simple Framework for Project Delivery' (Fischer et al 2014), as it contributes to the integration of the information, process knowledge and organization in the context of the described megahospital project. The integration is enabled by Virtual Design & Construction, which is considered one of the Lean strategies (Rischmoller et al 2018). As a result, the use of the artefact at the various levels of project planning and control produces a high performance outcome (namely, 2 months shortening of the overall project schedule, winning the bidding competition, and staying on-schedule).…”

“…Alarcon et al 2013claim that the combination of VDC and Lean enables higher potential benefits. Rischmoller et al (2018) share this vision and state that the application of BIM and PPM during Integrated Concurrent Engineering (ICE) sessions can support collaboration, as presented in Figure 1. "BIM+" refers to the combination of BIM models with external data, as schedules, costs or energy data, for example.…”

“…Virtual Design and Construction can be described as "the use of integrated multidisciplinary performance models of design-construction projects to support explicit and public business objectives" (Kunz and Fischer, 2012). VDC consists of five main components: Building Information Modelling (BIM), Project Production Management (PPM), Integrated Concurrent Engineering (ICE), Client Goals and Project Objectives and Metrics (Rischmoller et al, 2018). The methods stem from Lean, viewing the projects as a production system (Rischmoller et al, 2018).…”
