Motivations of tenancy and the diversity of tenants: the case of Ankara, Turkey

Abstract

Motivations of tenancy could be related to economic, social, and spatial issues, such as lifecycle/life course, affordability, and accessibility. This implies the diversity of the tenants living in cities. In terms of urban development, Ankara, the capital of Turkey, has an important place in the history of the Republic. Ankara, which has developed, rapidly urbanized and become a metropolis since it became the capital, has been the scene of all forms of housing production forms and housing tenure depending on the practices of housing policies throughout its history. Today, it is a metropolitan city with a high proportion of tenants. In this respect, the diversity of tenant households in Ankara, the capital city of Turkey, is investigated. A descriptive analysis of socio-demographic, economic, and locational characteristics, an analysis of reasons for housing mobility and reasons for preferring the current house, and a discriminant analysis aimed at determining the variables affecting the diversification of tenant households according to income level is realized through a survey of 475 households. As a result, it is found that lifecycle/life course issues have an
