Abstract

This paper presents a theme about the deficiency in vertical construction works addressing the main causes of delay in Brazil, shows the importance of planning and management and the consequences that the absence of either or both. Taking as a practical example the daily life and planning of a building, a case study of a vertical and residential work located in the city of Caruaru-PE will be presented. This work was developed from a strategic planning through the MS Project Software.. This paper aims to detail the reasons that cause constant delays in residential vertical works seeking to identify whether these variables are directly related to the organizational form of the company making a comparison between the methods addressed in the theoretical framework on planning and management and the methods applied by the company in the practice. The investigation of the theme was necessary due to common scenarios of construction companies and companies not being able to complete vertical works within the expected time, both in the residential sector as in the commercial and corporate sector. Based on the case study it was found that the application of software should be thought of as an adjuvant solver mainly to control situations in which companies can not meet the demands of everyday life. Warning that planning tools need to be applied correctly, controlled and constantly reevaluated for better process results and increased project quality, as well as the need to know how to manage site planning in a way that addresses or decreases common delays. in buildings.
