Economic models are built primarily following the classical economic theories, but a challenge to build good models with classical theories is needed to define the exact value of the Earth, which is hardly definable. Quite often national gross product indicator calculation reuses the same performance indicators, where the resource and income distribution system is not linked to production factors. The resource and income distribution system is primarily associated with low productivity (execution of a sales plan, execution of a profit plan, profitability level, increase in market share, personnel turnover rate, hours worked per employee). Changes in the productive and economic structures of the markets result in new innovative growth patterns which, based on customer motivation, are linked to the concentration of capital in regional and national markets, the growth of transnational markets and the development of technology. At the same time, extensive economic development through natural resources leads to deforestation, landscape changes, desertification, swamping and soil fertility renewal. So far, it often has been assumed that economic growth depends on the use of natural resources, and natural resources are unlimited. The results are “resource crisis”: resources are running out and resource prices are rising, thus invalidating a particular model. On the other hand, the eco-economy approach is a sustainable future for the economic modelling. The principle of eco-economy is based on a production system, which relies on re-cyclicality (the basis is the production of zero waste production). For this to happen, a transition to a completely new mind-set is needed. The research results were previously approbated during the graduate meeting of the Baltic DBU scholarship holders from 4 to 6 May 2018 in Latvia.

A Critical Success Factor Framework for Implementing Sustainable Innovative and Affordable Housing: A Systematic Review and Bibliometric Analysis

The actualization of affordable housing remains a challenge. This challenge is exacerbated by the increasing societal demand for the incorporation of sustainability principles into such housing types to improve levels of occupant health and well-being whilst avouching the desired levels of affordability. Innovative technologies and practices have been described as beneficial to the effectuation of sustainable affordable housing. However, knowledge concerning the deployment of innovative technologies and practices in sustainable affordable housing (sustainable, innovative, affordable housing—SIAH) delivery remains nascent. Consequently, there is a lack of a common ontology among stakeholders concerning how to realize SIAH. This study aims to contribute toward the development of this body of knowledge through the establishment of the critical success factors (CSFs) for effective SIAH implementation. To achieve this objective, a systematic review and bibliometric analysis focusing on a juxtaposition of sustainable, innovative and affordable housing concepts was carried out based on the relevant literature. This led to the identification and clustering of CSFs for these housing concepts at individual levels and as a collective (SIAH). The findings of the study consisted of the establishment of four distinct yet interrelated facets through which SIAH can be achieved holistically, namely, housing design, house element, housing production method and housing technology. A total of 127 CSFs were found to be aligned to these facets, subsequently clustered, and conclusively used for the development of a SIAH CSF framework. The most frequently occurring CSFs with predominant interconnections were the utilization of energy-efficient systems/fittings, tenure security, a comfortable and healthy indoor environment, affordable housing price in relation to income and using water-efficient systems/fittings CSFs, and establishing the emergent SIAH CSF framework. The framework in this study is useful in the documentation of SIAH features for construction projects and further studies into SIAH CSFs.

Examining Built Environment Professionals′ Willingness to Pay for Green Buildings in Ghana

The participation of built environment (BE) professionals is essential in pushing the agenda of green buildings (GBs) in the construction industry. Considering willingness to pay (WTP) in light of these professionals plays a role in the management of the construction industry as one of the major energy consumers and emitters of greenhouse gases. This study, from an extended perspective of green building, seeks to examine the factors that influence Built Environment (BE) Professionals’ willingness to pay for green buildings in Ghana. A questionnaire survey was used to solicit the views of the professionals on the theme under investigation. Purposive and snowball sampling techniques were used to obtain 153 responses from BE professionals such as architects, quantity surveyors, construction managers, and project managers in Kumasi and Accra. Both descriptive (mean, standard deviation, and standard error) and inferential statistics (one-sample t-test) were used to analyze the data. The study revealed that perceived benefit stood out as the topmost factor that BE professionals consider in their willingness to pay for green buildings. This paper could serve as an eye-opener to aid in the development of strategies and influencing mechanisms to stimulate the interest of various groups of BE professionals in delivering a more environmentally friendly construction system. This study contributes to the state-of-the-art studies regarding willingness to pay for GBs. The global literature is largely focused on the willingness of household consumers/clients to pay for GBs to the detriment of the BE professionals, who play key role in GB developments, and encourage their adoption. The novelty of this study stems from the fact that it is the first time the views of BE professionals are examined when it comes to their willingness to pay for green buildings.
