Resampling Techniques for Real Estate Appraisals: Testing the Bootstrap Approach

Abstract: Applied to real estate markets analysis, the resampling methods aim to contribute to the knowledge growth of real estate market dynamics, overcoming the issues related to the data scarcity and operational limits of traditional statistical theory. Among resampling methods, the Bootstrap technique appears to be the most suitable for the interpretation of real estate phenomena. In this study, for residential properties located in Cosenza (Calabria Region, Italy), a Bootstrap approach has been used in order to det… Show more

“…In the second stage, the structural model was used to assess the relationship between the exogenous variables (microfinance services) and the endogenous variables (digital finance and ME development) [ 35 ]. In addition, the sobel test and bootstrap approach were used, which is considered as a good tool for evaluating the mediating influence of the construct in challenging circumstances [ 28 ]. SEM is the preferred method for testing causal relationships between constructs with multiple measurement items as well as empirically examining the model of the study.…”

“…Bootstrapping [19,20] is a technique that allows the generation of a new list of statistical measurements from a sampling with replacement of a given list [43]. To ease the notation, we first denote by Θ(•) the operator that obtains the MCA eigenvector matrix, that is, the computations described in Equations ( 1) and (2), as follows, V = Θ(X).…”
