Rising home values and Covid-19 case rates in Massachusetts

Abstract: We explore whether housing displacement pressure could help explain place-based disparities in Massachusetts COVID-19 prevalence. We use qualitative data from the Healthy Neighborhoods Study to illustrate how rising and unaffordable housing costs are experienced by residents in municipalities disproportionately affected by COVID-19. We then predict municipal-level COVID-19 case rates as a function of home value increases and housing cost burden prevalence among low-income households, controlling for previously… Show more

“…Overcrowded homes with few socioeconomic resources may be unable to alleviate the effect of poor housing (e.g., via proper ventilation) or to pay for adequate medical care to treat health problems related to overcrowding. Although some early studies highlight that high community rates of both poverty and household overcrowding are important predictors of COVID-19 risk ( Arcaya et al, 2020 ; Krieger et al, 2020 ), it remains unclear whether these two dimensions of disadvantage jointly shape COVID-19 mortality.…”

“…The HNR Consortium is a network of academic researchers, partners from community-based organizations, regional advocacy organizations, government agencies, and residents of nine neighborhoods in the greater Boston (MA) area (Figure 1). Members have spent more than 5 years engaged in the Healthy Neighborhoods Study, a longitudinal PAR study focused on the relationship between urban development and community health (Arcaya et al, 2018(Arcaya et al, , 2020Binet et al, 2019;The Healthy Neighborhoods Study, 2020). Through the study, 45 resident researchers-current or recent residents of the study neighborhoods ranging broadly in age, background, life experiences, languages spoken, and history in their communities-collaborate with academic researchers, leaders of community-based organizations, and representatives from public agencies across all phases of the research process.…”

“…Crowding is associated with other housing and neighborhood factors that affect Latino youth, such as school quality (Massey et al 2013). Unaffordable housing often leads to crowding and elevated rates of displacement, homelessness, financial loss, and exposure to dangerous contagious diseases like COVID-19 (Arcaya et al 2020).…”
