Purpose – Maintenance strategy selection (MSS) is considered as a complex multiple-criteria decision-making (MCDM) problem. The purpose of this paper is to present a comprehensive review on the use and application of MCDM approach and its associated case studies in the field of MSS. Design/methodology/approach – The paper systematically classifies the published literature of both researchers and practitioners and then analyzes and reviews it methodically. Findings – This paper outlines the important issues relevant to the subject, including the techniques used for data collection, the quantitative and qualitative criteria taken into account in decision making, the maintenance strategies considered for evaluation, the methods applied to find the solution, and the type of industries being studied. In each category, the gaps are identified along with recommendations for the future research work. Practical implications – Literature on classification of the MCDM models used to select the most appropriate maintenance strategy is very limited. The proposed classification scheme not only will be useful to researchers, but also assists maintenance professionals to find the models that fit their specific needs. Originality/value – The paper provides many references in the field, including the articles published in academic journals, conference papers, master and doctoral dissertations, text books, and industrial reports, and suggests a classification scheme according to various attributes.

It is about 50 % of the activities in the housing sector in the EU region are related to maintenance. According to several publications, building management systems are still quite rare and efficient methodologies for service life prediction of building parts still need to be developed. Also, recent studies show difficulties in finding comprehensive answers concerning, e.g. identifying risks and preventive maintenance actions. Incomplete information can easily lead to incorrect maintenance actions. The problem addressed is: How to improve performance and cost-effectiveness of the maintenance applied on real estate facilities especially buildings to reduce maintenance and management costs and increase company profit? The study's objectives are to analyse maintenance; techniques, costs, weaknesses and potentials, and compare it with manufacturing industry experience. Also, to investigate whether there is a need for a DSS for planning and follow up cost-effective CBM. The major results of four case studies are; (1) Preventive and breakdown maintenance are mainly used and actions are funded from different accounts. (2) The concept of cost-effectiveness is applied occasionally. (3) Lack of CBM-DSS for planning, follow up and evaluate maintenance profitability, and cost-effective improvements of company business and tenant living quality. (4) The profit generated by continuous heating of building thanks efficient maintenance is about 2.332 million SEK. The major conclusion; there is a reasonable opportunity to reduce buildings' management and maintenance costs.

The purpose of this paper is to present development of a methodology for identifying improvement areas and supporting decision making process in the field of maintenance; an index for measuring the performance level of different maintenance approaches is proposed. Empirical data for this case study was drawn from a Slovenian textile company. The results of this study indicate that from respondents' points of view, maintenance practices related to condition-based maintenance approach represent the highest opportunity for improvements in this company. Further, this study provides key insights for managers to evaluate maintenance approaches, and to identify potential areas for improvements. In this regard, companies can gain a better understanding of how to measure and diagnose the effectiveness of the selected (implemented) maintenance strategy. As such, the presented work provides an intuitive and simple approach to identify the areas where a company effectively deploys its resources, and those areas that need more attention. Presented approach therefore represents an effective way of selecting areas for improvements for companies searching an approach how to improve effectiveness of maintenance strategy, and therefore company's competitiveness.
