Subjective and Objective Measures of Streetscape Perceptions: Relationships with Property Value in Shanghai

Abstract: The relationship between the street environment and the health, education, mobility, and criminal behaviors of its citizens has long been investigated by economists, sociologists and urban planners. Home buyers were found to pay a premium for better street appearance. Prior studies considering streetscapes mainly focus on objective measures such as the number of nearby trees, the tree canopy area, or the view index of physical features such as greenery, sky or building. However, subjective perceptions may have… Show more

“…with SVIs and using CV models effectively and accurately [10,13,15]. However, as discussed previously, these objective view indices cannot represent overall feelings that viewers have toward street scenes [16]. For perceptual qualities that were not familiar to the average person, such as imageability, a subjective framework exhibits better performance [16].…”

“…The horizonal perspective of the streetscapes provided by the SVIs make it more explicit to the users eye-level perception [48,54,55]. This study measures human perception through SVIs which are another form of human-centred streetscapes [56]. Strong statistical relationships between streetscape elements and different perception qualities have been identified in prior studies [23,57,58].…”

“…Strong statistical relationships between streetscape elements and different perception qualities have been identified in prior studies [23,57,58]. Many studies have used the view index of the elements for the assessment of complexity with the perspective images of the environment [33,56,59]. The view index was calculated with the pixel proportion of the selected feature to that of the total pixels of the SVI [59].…”

“…Other researches have measured pedestrian, trees, sky, building, façade etc., respectively (Chen et al 2020;Li et al 2015;Ma et al 2021). However, as discussed formerly, these objective view indices cannot represent viewers' overall feelings with the street scenes (Qiu et al 2021).…”
