Heritage buildings are important in demonstrating the cultural identities of cities and, consequently, communities throughout the world. In the contemporary era, adaptive reuse has been considered as a strategy for protecting these buildings for both present and future generations. At present, the 19th and 20th century conservation and restoration theories are the backbone of the contemporary adaptation movement by introducing different forms of adaptive reuse over time. These theories revealed how the prioritization system for protecting heritage buildings has changed from a value base to technological needs and user demands. These theories have become theoretical guidelines and policies under modern development. However, these theories are less considered in the contemporary practice of adaptive reuse, and thus remain as theoretical guidelines and policies that are still being developed periodically in the national and international levels. The main aim of this study is to review and critically analyze principal 19th and 20th century theories of conservation, restoration, and adaptive reuse of heritage buildings in order to provide a holistic view of their application, aspects of which may be incorporated in future research, practice, and discussion on the subject. For this paper, these key theories are critically reviewed, analyzed, and discussed, contributing to the study of contemporary practice of adaptive reuse. A summary of the analysis of all key theories is presented. The analysis of the theories presents the evolution of different approaches to adaptive reuse of heritage buildings over time and shows the role of theories in the establishment of international conservation policies. The analysis further reveals the existing gap between theory and practice in contemporary adaptive reuse practice.

Chettinadu, a region in southern India, is situated in Tamil Nadu State 32 km from the west coast of the Bay of Bengal with a total area of 1,550 square kilometers in the heart of Tamil Nadu. The built heritage of Chettinadu is an irreplaceable cultural resource giving it a unique identity and character. In the tentative list of UNESCO 2014, the Chettinadu region has been classified into three clusters based on their Outstanding Universal Values and this provides a framework for our research.The region has experienced a tremendous amount of change from its original design and the old buildings are mirrors of the procession of history and culture that together have formed the heritage of the town. Well known for its palatial mansions with their unique architectural style, the conservation of old buildings is a must in retaining the character of the city. In this paper we studied the historical background of heritage areas and buildings in the Chettinadu region and attempted to establish the values in the built heritage by means of a selected set of variables. To achieve this objective various parameters were analyzed as how the values of the built heritage contribute to the unique sociocultural flavor of Chettinadu. Social, cultural, historical, and architectural values all enhance the image of the town, but assessing their relative importance for purposes of urban planning is a significant challenge. This analysis support the evolution of strategies targeted at preserving and enhancing the built heritage of the region. The varied heritage potential based on the values will help planners and developers to create sustainable programs for modernizing the infrastructure while protecting the inherent values of the built heritage of Chettinadu.

O restauro do patrimônio edificado na Europa ocidental evoluiu de um entendimento inicial agarrado à marca da reconstrução estilística e da conservação a qualquer custo para políticas de tutela e estratégias de gestão patrimonial que implicam um julgamento equilibrado de diversos valores e recursos. Este texto começa por explorar alguns aspetos históricos e conceptuais do restauro e o aparecimento e o desenvolvimento da tutela do patrimônio tal como é entendida hoje na Europa, percorrendo vários contributos teóricos, de forma a delinear variações significativas do suporte teórico e das metodologias de intervenção correlacionadas. Não reentra nos objetivos desta sintética “aproximação ao restauro” o aprofundamento exaustivo da sua gênese e das práticas patrimoniais em contexto europeu – a bibliografia nesta matéria é extensa e atual –, mas apenas evoca alguns momentos determinantes na evolução da sua organização teórica e prática. O formato do texto impõe uma escolha limitada de atores e estudos referenciados, forçosamente arbitrária.
