Türkiye’de Konut Fiyatlarına Etki Eden Faktörlerin Analizi

Abstract: Bu çalışmada Türkiye'deki konut fiyatlarına etki eden faktörler ve bu faktörler arasındaki uzun dönem ve nedensellik ilişkileri araştırılmıştır. Analizde konut fiyatlarını temsilen konut fiyat endeksi bağımlı değişken, konut kredisi ağırlıklı ortalama faiz oranı, bankacılık sektörü konut kredileri toplamı, TÜFE bazlı reel efektif döviz kuru, sanayi üretim endeksi, inşaat malzemeleri toptan eşya fiyat endeksi, tüketici fiyat endeksi ve reel kira endeksi ise bağımsız değişkenler olarak kullanılmıştır.
