In a scenario influenced by innovation and new technologies such as the internet of things (IoT) that have projected us towards industry 4.0, the digital revolution has involved the construction sector and the entire building process. This research activity aims to deepen the tools at the base of the design and management processes to an effective development and respect for the environment. The text will illustrate the example of redevelopment of an existing building in response to new market needs and in line with the circular economy vision. The redevelopment foresees the integrated development of the architectural building project and the management of the building during his entire life cycle. The innovation authors intend to achieve aims to combine building automation with the quality of life through management techniques that exploit the best use of space and control of the eco-system of the building and the services provided. BACKGROUNDCurrent research focuses on the further development of building automation control systems that enable the increase in comfort and efficiency by including smart control strategies (considering the dynamic parameters such as weather, user behavior, Energy/spot prices, etc.), as well as on the overall performance of buildings with respect to new innovative building design concepts (architecture, shape, envelope, etc.) and the role of urban design (building density, functionality, etc.).The scenario of innovation and technology has brought opportunities for civil construction to improve processes, products and services. The interest is evidenced by the progress in discussions on concepts such as Industry 4.0 and Intelligent Cities, which relate to the Internet of Things (IoT) and Building Information Modeling (BIM).
There is a growing interest from municipalities around the world in digitizing the building permit process using building information modeling (BIM) and geographic information system (GIS) for automated code checking. However, technical, political, and commercial barriers still prevent digitization from becoming a reality and being widely implemented and locally adapted. The main objective of this research is to analyse best practices and lessons learned by a Brazilian municipality for BIM-based electronic system implementation. The adopted methodology included a comprehensive literature review of existing international initiatives in America, Europe, and Asia. Data collection occurred in a case study in a Brazilian municipality implementing BIM to digitize the different types of existing permits. The results indicate the leading practices and lessons learned by the municipality in their internal stage for developing the automated code checking system and promoting changes in processes, policies, and organizational culture. The findings also highlight best practices and promising international experiences, a comparative analysis with the Brazilian municipal context. The main contribution of this study is to provide a greater understanding of the required practices and the BIM/GIS role in the digital building permit process. As a practical contribution, the experiences in the Brazilian context provide valuable inputs for the journey of smart cities.
Na construção civil, principalmente na indústria de pré-fabricados, existem práticas que geram incertezas e atrasos no desenvolvimento das obras, isso geralmente é decorrência das interdependências entre os estágios de fabricação, transporte e montagem. Estudos mostraram que a integração das tecnologias de Modelagem de Informações da Construção (BIM), Internet das Coisas (IoT) e Identificação por Rádio Frequência (RFID) trouxe melhorias nas etapas construtivas e operacionais. O presente trabalho apresenta uma Revisão Sistemática de Literatura (RSL) com o objetivo de conhecer os trabalhos realizados e identificar as lacunas no conhecimento, embasando-se na relação entre as necessidades dos sistemas pré-fabricados de concreto, na integração das tecnologias mencionadas, e na identificação dos requisitos técnicos. Constatou-se que a integração do BIM, IoT e RFID em construções com elementos pré-fabricadas de concreto ainda necessita de avanços nas perspectivas práticas e teóricas, mostrando que temas voltados para o detalhamento de rotinas de produção e transporte, segurança de processos, análise ambiental e manutenção, não foram explorados.
