Land as a significant natural resource becomes an object of competition on the agricultural land market. The price of agricultural land plays an important role in its acquisition. The process of price formation is influenced by many factors. The aim of the paper is to identify the most significant of them by the econometric model applied on data from the Register of Offers of Agricultural Land. The most significant factors are proportion of the offered area on the total area of the plot and the location of agricultural land with the positive effect on the land price as well as the offered plot area and the distance of the offered plot from a district city with the negative impact on the land price. However, the verification of the correctness of this assumption remains questionable for the present as it is not resolved how to measure and quantify the landowner's subjectivity.
After the end of the transition period for the purchase of the agricultural land by foreigners, the legislation regulating the acquisition of the agricultural land was adopted for the purpose of harmonization of the Slovak legislation with the legislation of the European Union. The Law no. 140/2014 Coll. on the acquisition of ownership to the agricultural land and amending and supplementing determines the subjects that are legitimated to acquire the ownership to the agricultural land. In addition, due to the creation of the Register of Offers of the Agricultural Land, the legislation allows the landowner to set a price on the sale of the agricultural land. In Slovakia, apart from the administrative prices and the market prices, there is a new type of prices, so-called „supply price“. The aim of the paper is to sum up the impact of the current legislation on the land market and the prices of agricultural land.

Jednotlivé texty autorů z Česka, Slovenska a Polska reprezentují širokou paletu přístupů ke zkoumání procesů a jevů v území a nabízejí rozličné metodické přístupy k jejich analýze a způsobu řešení. Jelikož se jedná o sborník předkonferenční, nelze na tomto místě zprostředkovat bezprostřední emoce, které prezentace příspěvků a následná diskuze přinesly. To však jistě není potřebné, neboť si při studiu kvalitních odborných textů jistě utvoříte vlastní názor. This paper reports on the findings of the study related to the agricultural land purchases in the Slovak Republic from June 1, 2014 till September 30, 2015. The situation is analysed according to the new legislation for the period after the expiration of the moratorium on the purchase of agricultural land by foreigners. We focus on the agricultural land supply and land prices in particular Slovak regions related to the land which has been offered for sale via the Register of Publication of Offers of the Agricultural Land at the web side of the Ministry of Agriculture and Rural Development. Our results show that new legal regulation Act no. 140/2014 Coll. on acquisition of ownership right to agricultural land directly favours certain groups interested in purchasing of land, and limits not only foreigners but also domestic persons interested in purchasing of agricultural land. The land supply prices are higher than the administrative ones in all Slovak regions.
In general, soil is perceived as an unreplaceable and unrenewable natural resource that allows plants, animals and man to live. It is significant in several ways out of which the most important is the production of food for population, the production of fodder for livestock and the production of raw materials for food and light industry. Due to these as well as the other reasons, land becomes the object of competition between different subjects which are trying to get it and use it. The aim of the paper is to map and to characterise the demand for agricultural land at the agricultural land market based on the certificates on fulfilment of the requirements on purchase of agricultural land. Based on the data collected throughout 31 months, it was proved that the demand for agricultural land is influenced by price, land quality, area, fragmentation of land ownership, distance of the offered plot from a county seat and localisation of a given land plot.keywords: agricultural land, land market, demand, logistic regression contact address: Ing.
