This study aims to identify risks at the procurement stage of the glass facade of office buildings in Jakarta. In this study, the procurement phase was analyzed using the PMBOK reference (5th edition). In this research, the most dominant risk will be discussed at the stage of glass facade procurement in high-rise office buildings in Jakarta. After the dominant risk obtained from the analysis, the prevention and recommendations will be discussed. The number of risks that occur during the procurement process can certainly hamper the project. These risks can cause to the project completion time that are not in accordance with the project schedule. Besides that, the risks could make the project cost even greater. This certainly can lead to big loss to the project. Therefore, it is very important to identify the main risks at the procurement stage from the beginning of the construction process. According to the PMBOK, the stages of the procurement is divided into 4, which consists of plan procurement, conduct procurement, control procurement and close procurement. Based on the research results, obtained 47 risks that are divided into 4 phases of the procurement. Based on expert validation, 42 risks out of 47 risks were used in the analysis. This study uses the SPSS program to determine the most dominant risk. The SPSS results show that the variables X33 and X39 are the most dominant risks in the procurement stage of high-rise office building glass facades in Jakarta. These variables are the risk of material defects (X33) and late in ordering material (X39).
The development of the construction is growing rapidly, both large-scale projects and small-scale projects. In practice, when the project is seen in terms of cost and resources, construction has limitation. With this limitation, a construction project management is needed. Schedule planning and cost planning for a project is one part of construction project management. Apart from quality, the achievement of a project can be in terms of cost and time. A symptom of poor project management will cause irregularities in terms of project completion time and in terms of cost. With good project management it will be possible to take preventative measures so that the project is carried out according to plan. Planning work schedules and planning costs that have been incurred must be measured in advance. In its implementation, a project may experience delays, acceleration, or on time according to the project plan schedule. In terms of cost, implementation in a project may experience advantages or disadvantages. Schedule and cost management planning is something that cannot be separated from each other. In this study will examine what are schedule management’s indicators and cost management’s indicator that influential or most important in interior construction.
Based on research issues regarding the implementation of hospital building technical standards that are often ignored, especially from the quality control process so that there is no improvement in quality, the research problems that will be resolved are analyzing the understanding and indicators regarding; quality control management, and the application of technical standards in class C hospital buildings. This study examines the main aspects of quality control management, quality control circles, and PDCA Cycles (plans, actions, checks, actions) as a program in the implementation of factors that affect quality control management. Applying the technical standard of class C hospital buildings was assessed based on the provisions of the ministry of health. As a consideration of this research examines the portrait of the project under study, which is a case study of Class C Hospital in Tangerang Districts and highlights relevant research results in the past 10 years. Qualitative methods sourced from secondary data will be used to study understanding and indicators in discussing research problems. In the results of this study it can be concluded that the factors of quality control management can hinder the application of hospital building technical standards so that it can affect the quality of the building which has an impact on the comfort and safety of building users. This research produces answers to research problems that will provide recommendations for improvement for service users so that it can have a positive impact on the implementation of the project.
