PurposeThis paper aims to investigate the potentials of virtual reality (VR) for residential real estate marketing to influence house purchase intention.Design/methodology/approachBased on the relevant literature in consumer behaviour, this study hypothesised the relationships between atmosphere with pleasure and arousal emotions and the subsequent influence of emotions towards house purchase intention in a virtual environment. A within-subjects experimental design was conducted with 60 real potential homebuyers to test the hypotheses. Data were analysed using paired samples t-test and partial least squares-structural equation modelling (PLS-SEM).FindingsResults revealed that there is a significant difference in the atmosphere and house purchase intention between real and virtual environments. On the other hand, pleasure and arousal emotions evoked in real and virtual environments showed no significant difference. The results show that the atmosphere significantly affects pleasure and arousal, where pleasure, in turn, has a significant effect on purchase intention, and arousal showed an insignificant effect on purchase intention in the virtual environment.Research limitations/implicationsDue to budget limitation, this study was constrained to the use of HTC Vive as the VR equipment and evaluation of only one type of housing design.Practical implicationsThis study contributes to facilitating the revitalisation of real estate marketing with the integration of VR by providing notable empirical results and recommendations based on the research findings.Originality/valueThis study extends the current knowledge from the stimulus-organism-response framework for a smart real estate marketing strategy using VR.

The study is t o identify h o w t h e amalgamation of the Omni–Channel shopping concept with fashion r e t a i l design could provide the ultimate shopping experience for Gen Y. T h i s desktop study recommends an interactive retail’s cum Omni– channel space programming in creating an interactive retail design typology. It would benefit designers implementing successful retail design whilst catering current consumers shopping needs especially in Malaysia.
Going "green" and global has marshaled Architects, Engineers and Contractors (AEC) to use Building Information Modeling (BIM) to be competitive across the globe. However, little is known on the effect of cultural and human factors on BIM technologies in industrialized building projects, especially in Malaysia. This paper examined the extant literature of BIM technologies to reduce construction waste and improving the efficiency of Industrialized Building Systems (IBS) in fabrication process. The paper supports BIM's implementation as AEC professionals' communication culture, effective cultural knowledge to mitigate knowledge loss, and key enabler for fabrication in a project. The paper concludes that despite having competent technological support, fabrication efficiency is still much affected by cultural knowledge between professionals during design phase which could affect production of waste in IBS construction. The result is expected to improve AEC collaboration knowledge during sustainable development through efficient environmental management during an industrialized project lifecycle.
Building information modelling is further globalizing architecture, engineering, and construction (AEC) professional partnerships. However, little is known on the effect of cultural and human factors on BIM-enabled visualization applications. This desktop study examined the extant literature on factors relating to application of BIM-enabled visualization technologies as a process that can improve, leverage, and conduct visual communication for coordination during implementation of global projects. It identifies BIM-enabled visualization having the capability in facilitating knowledge flows in complex discontinuous working environment of a property development's life cycle, and supports designers' understanding in its early working phases. This chapter presents the development of a theoretical proposition for embedding local work culture etiquette in BIM-enabled visualization application for augmenting dynamic knowledge transfer among discontinuous members in a building project. The result is expected to benefit rapidly developing countries (e.g., Malaysia) in enabling successful partnerships with counterparts from developed countries.
The Malaysian government has been promoting the use of industrialized building system (IBS) and Building Information Modeling (BIM) in the Productivity Thrust of the Construction Industry Transformation Program CITP2016-2020. However, the rate of BIM adaptation is hampered when the AEC industry still relies very much on traditional drawings and management practices. The clash management becomes one of the major problems affecting 25%-30% of contract value and 10% project cost. This study is part of a larger study aiming to propose an automated clash management system that supports integration of local IBS products in a BIM process. This paper reports the documentation of the underlying traditional practices for clash detection and resolution in industrialized projects. This study used case study research methodology involving a design-build construction team of an industrialized hospital project. In-depth interviews were conducted on the management team including the project manager, the architect, the coordinating engineer, and the quantity surveyor. Inductive logic approach was used to collect and analyze the data for this study. Results include documentation of the clash detection until resolution of management decision process through distinctive clash lifecycle phases including the sequential activities of the project management team and the criteria for decision-making. These results are expected to contribute towards proposing a technology-based clash management framework that would support the development of an automated clash management system. This paper extends the Discontinuity-in-Organization theory for supporting knowledge transfers in complex lifecycle process.
