The main aim of this article is to analyze the benefits of the BIM investment in repetitive residential projects. Global BIM investment practice shows that BIM is too expensive an investment for residential construction projects, that is why customers are choosing the traditional way to design and build. The detail case study analysis is made with the BIM methodology application to a single project and design in repeated projects in different places to get continuous benefits. In the analysis of investments, it is estimated the design, equipment and training costs, the comparison of inadequacies of the estimated calculations, the list of necessary changes of the project for the construction process and their evaluation are presented. Santrauka Pagrindinis šio straipsnio tikslas yra išanalizuoti BIM investicijų naudą vykdant kartotinius gyvenamųjų pastatų projektus. Pasaulinė BIM investicijų praktika rodo, jog BIM gyvenamųjų namų statyboje yra per brangi investicija, todėl užsakovai dažniau renkasi tradicinį projektavimo ir statybos būdą. Straipsnyje detaliai analizuojamas atvejis, kai BIM metodologija taikoma vienam projektui, ir jį kartojant, kai keičiama tik projekto statybos vieta, galima gauti daugiau naudos. Analizuojant investicijas įvertinamos projektavimo, įrangos ir mokymo išlaidos, palyginamos sąmatinių skaičiavimų neatitiktys, pateikiamas projekto pakeitimų, reikalingų atlikti statybos metu, sąrašas bei jų įvertinimas.
The modern technologies are widely implemented in construction market including building information modeling (BIM) whitch is rapidly developing in many management segments related to design, construction, and building operation. BIM technologies are being used more and more by architects, engineers, surveyors, builders, contractors, subcontractors, construction manufacturers and building administrators who need to work together to simplify workflow and ensure that all design, construction and building operations are effective. BIM is already in use in Lithuania, but many construction market participants and mostly the customer still think that BIM is too expensive for Lithuanian construction market. The aim of this study is to analyze the benefits, opportunities, limitations, chalanges and obticles of using the BIM methodology for typical dwelling building projects. The results of resreach are based on detail payback assessment of BIM methodology use in small-scale projects and small business companies is delivered in the conclusions.
